A Victorian ‘oasis’ with a historic mansion, airstrip and golf course is making a splash on the market with a jaw-dropping price guide of $79m.

It’s a dream buy, for shore — a freehold island in Victoria’s east boasting an airstrip and golf course is for sale with an eye-watering asking price of up to $79m.
Located off Gippsland Lakes’ eastern end, the 31ha Fraser Island Nyerimilang is also home to an 11-bedroom mansion named “Kawar”, which commenced construction in 1911.
RE/MAX Genesis Lakes Entrance broker owner Daniel Schoeman said the opportunity to purchase the island was “once in a lifetime”.

Mr Schoeman said the property’s biggest unique factor was the fact that it’s freehold.
“There are only a handful of islands across Australia that are freehold, meaning you have the rights to develop or do anything you like there, as long as you get approval from the relevant authorities.”
Most “private” Australian islands are sold as long-term leases with buyers usually signing rental agreements of between 20-100 years with the state or territory government that owns each tropical paradise.
Fraser Island Nyerimilang is for sale via expressions of interest.
The island last sold for $4.18m in 2015 to a company called Pie Island, which is partially controlled by Chinese-based interests.
The idyllic location offers a private beach, abundant wildlife, a nine-hole golf course and two floodlit tennis courses.
A gazebo next to the pool has a built-in sound system and barbecue area with a wood-fired pizza oven.
The main homestead includes male and female bathrooms, a dining hall, wine cellar, games room, kitchen and refrigeration room, while a separate two-bedroom cottage and bunkhouse that sleeps 11 people offer additional accommodation.
A 14m x 12m jetty can moor a 50ft boat for those wishing to charter a ferry from nearby Kalimna or Lakes Entrance, while the airstrip welcomes light aircraft.
Mr Schoeman said the island’s current owners visited every summer for a holiday.
They also operate a holiday and function business called Fraser Island Retreat, offering overnight stays and hosting events like weddings.
Mr Schoeman said the island was one of the state’s “best kept secrets” and he expected international buyers to express interest in purchasing it.
“A lot of people don’t know there is a Fraser Island in this region, they think it’s the island in Queensland of the same name,” he said.
Mr Schoeman said the owners had renovated the homestead and made improvements to the property, making them confident to ask buyers to pay up to $79m.
The island is “totally off the grid” with solar panels, a backup generator, solar hot water
and self-sufficient water system including a bore hole, sand-filtered underground freshwater and tank water, he added.
“It’s a very unique oasis on its own,” Mr Schoeman said.
“No-one can rock up and knock on your front door.”
Expression of Interest will close on at 4pm on December 12.
