A rare “blue-chip” commercial site in the heart of the Burleigh industrial estate is on the market in what is being called a rarity for the suburb.

The 4654sq m site on Davo Court will be auctioned next week, the first time it has been on the market in more than 30 years.

It is being marketed by Jared Johnson of Coastal Commercial who said the site offered multiple opportunities to its new owners.

“The size of the block is a rarity in Burleigh and most of the ones in the industrial estate are only 1500sq m, so the opportunity for something which is nearly 5000sq m is huge,” he said.

“I cannot recall a bigger site that has come on the market in this area.

“From an investment standpoint, having two-freestanding buildings located on one title means the outgoings are far less and there is no body corporate involved at all.”

The site has two freestanding buildings which are split into five units, with more than 2184sq m of floor space between them.

They also offer a further 72sq m of shortage space in a shed.

It is currently 100 per cent leased and offers an annual income of $424,106.

The site has 42 on-site car parks and an industrial-size solar system.

Mr Johnson said Burleigh Heads had low vacancy levels for commercial developments.

“The current owners are retiring and setting off into the sunset, so there is a big chance here for owner-occupiers to have the space but also for developers too,” he said.

“Across the business at the moment, the owner-occupier market is doing the best, particularly those properties which have short-term leases.

“There is a lot of cash in the market so it is cheaper to buy than rent right now.”

Mr Johnson said the owners were keen to sell.

“The sellers are extremely motivated and will entertain all cash unconditional offers prior to auction,” he said.

The Burleigh Heads property will go under the hammer at 11am on April 9 at Coastal Commercial’s office on Broadbeach’s Queensland Ave.
