Former Collingwood footballer Dane Swan had an auction result so good yesterday, he went straight to Flemington afterwards. And he wasn’t the only one to get a sale six-figures above reserve.

Former Collingwood football star Dane Swan scored $970,000 for his Kingsville first home yesterday, then went straight to Flemington.
Swan was among hundreds of sellers to notch a hefty win from the housing market as it races into its final weeks for 2022, with PropTrack yesterday reporting a 60 per cent preliminary clearance rate from 523 results.
The 2011 Brownlow Medal winner and 2010 Premiership Magpie picked up $120,000 more than his reserve in a slick disposal of the 74 Coronation St house he bought when Collingwood ordered him out of the sharehouse where he had been living with mates in 2008.

Hunter French real estate agent Saade Ghazi, who played footy with Swan’s dad Bill in the VFL, went to the track with his client after he had posed for photos with the young couple who claimed the keys.
Mr Saade said one of the last things he heard from the footballer were the words “I’m $120,000 happier than I thought I’d be”, though he had a suspicion Swan might have wound up putting a bet on a horse named Fine Dane that ran in the final race of the day.
It did not place.
Other big winners for the weekend included a 44 Christmas St, Northcote, fixer-upper that sold close to $300,000 above expectations via Barry Plant’s Loretta Khoo in a $1.501m result that would have the vendors celebrating the festive season early.
And, on Friday, a private auction held for Doncaster’s oldest house soared $680,000 past its reserve to a $3.08m sale.
Kay & Burton’s Scott Patterson said the buyer was a Toorak-based man purchasing the historic property at 10 Waldau Court for his mum and mother-in-law to move into together.
Real Estate Institute of Victoria senior vice president Jacob Caine said he would now not be surprised if Melbourne’s clearance rate ended the year in the mid-high 70s after improving from the low 50s earlier this year, in part thanks to vendors shortening sales campaigns and selling ahead of planned auction dates where demand dictated they could.
“There are a lot of agents running campaigns and pushing really hard with people with legitimate interest to get a deal done before auction day and getting a result … as well as giving the owners more piece of mind,” Mr Caine said.
