Downsizers have flocked to a Redland Bay apartment development with 80 per cent of its offerings sold prior to construction. FIND OUT WHERE

A boutique Moreton Bay apartment development has sold over 80 per cent of its offerings before construction has been completed.

Breeze located at 136 Broadwater Terrace, Redland Bay is Carb0ne Developments’ fourth in the area, and offers 24 generous-sized apartments with commercial space below.

Marketing Sales Manager at Carbone Developments, Heidi McCoullough said the project would likely be a sellout for the group.
“There isn’t a lot of apartment supply in Redland Bay. We’re seeing a change in area re-gentrifying and being somewhat more affordable to buyers as it isn’t as close to the Brisbane CBD,” Ms McCoullough said.

“The buyers for this project are predominantly owner-occupier local downsizers; it’s a lock-and-leave solution for them. The nearby Redland Bay Village shopping centre has been spruced up, so when I think of my buyers, they’re looking at our project from a retirement, downsized perspective and in the longer term, they may not be driving. They’ve got supermarkets, doctors, dentists and cafes. Having those conveniences is essential to keeping that older demographic in Redland Bay rather than having them leave.

“I’m heavily involved in the design of the projects and interior selections, and I’m also working one-on-one with the buyers. I see the project through from when we first buy the site to coming up with the dream project. It’s multifaceted; there are so many different areas. Seeing something on paper come to life and have clients move in, that’s something that I love.”

Ms McCoullough said Carbone Developments had been fortunate not to have been hit as hard by the construction and builder shortage around Queensland.

“We’re lucky that we’re both the developer and builder of the project; we have all of our subcontractors that we work with ready to go. Yes, at times, trades are in high demand, so it has its challenges at times. We’ve been building and developing over 20 years good and have loyal tradesman,” she said.

“For us at Carbone Developments, having the ability to develop and build something so special in an area that needs this style of housing and property when there is minimal supply is great. It’s nice for the locals who are downsizing to stay within the area rather than moving elsewhere.”
