Victoria’s most affordable seaside towns where buyers can still nab a beach house for less than $500,000 have been revealed.
Salt-air seekers can get a house for as little as $355,000 in Gippsland’s Golden Beach, revealed by PropTrack as the state's cheapest coastal hideaway for houses.
On the southwest coast, Portland also ranked highly for affordability, with a median unit price of $275,000 and house price of $450,000.

Surf Coast Real Estate Portland managing director Max Dolman said the far-flung town’s affordable price point was largely due to its distance from Melbourne.
“We’ve had a lot of tourists this summer and an enormous amount of inquiries on property … (Portland) is certainly being discovered as we speak,” Mr Dolman said.
“You can buy a home for about $400,000 and charge $400 to $450 per week in rent, while similar properties in Anglesea would be four to five times the price.”
Anglesea is one of the most expensive beachside towns for houses, with the median house price sitting at $1.693m.
Mr Dolman said the Portland market mostly comprised young first-home buyers seeking employment in the area, plus retirees looking for a “beautiful place by the coast”.
“It’s just starting to get momentum, there won’t be any drop in the market that I can foresee,” he said.
There’s also a handful of seaside towns on the Bellarine Peninsula where buyers can score a beach house or unit for less than $1m.
One of which is a three-bedroom unit in Drysdale that has a $595,000-$640,000 asking price, with the suburb’s median unit price sitting at $558,000.
Stockdale & Leggo Drysdale agent Sam Lawrence has the 1/47 Clifton Springs Rd listing and said the town was one of the most affordable local beachside areas, alongside nearby Clifton Springs.
“We do have a really wide range of people looking on the Bellarine, particularly people from country Victoria and Melbourne, and younger, local buyers who grew up here,” he said.
“It’s a great area for kids and families … we’re still a bit of a hidden gem.”
