State backs 12,000 new homes in Adelaide’s north as Concordia plan opens for feedback

More than 10,000 new homes could be built in Adelaide’s north, with the government calling for public consultation on land rezoning.

More than 12,000 new homes in Adelaide’s north are one step closer to reality, with the state government announcing key milestones in the Concordia rezoning process and inviting the public to have their say.

The draft outline for the Basic Infrastructure Scheme at Concordia has been approved, paving the way for large-scale development that could ultimately house 25,000 to 30,000 South Australians over the next three decades.

The site, north of Gawler, is set to become a new masterplanned community with a town centre, shopping precincts, affordable housing, green open space, and social infrastructure including schools, emergency services and community facilities.

“The rezoning and planning for Concordia is a crucial step toward providing more homes for over 10,000 South Australians over the coming decades,” Housing and Urban Development Minister Nick Champion said.

“By unlocking this land and ensuring infrastructure is delivered in step with new homes, we’re setting a new standard for planned, sustainable growth that benefits all South Australians.”

The draft Infrastructure Scheme – now open for public comment – is a key component of the Malinauskas Government’s Housing Roadmap and aims to deliver roads, bridges, stormwater management, and utilities in a co-ordinated way across fragmented land parcels.

“The infrastructure scheme is one of the first like it in South Australia,” Mr Champion said.

“It provides the certainty and co-ordination needed for large-scale developments, so we can deliver top-quality infrastructure that supports thriving new communities from day one.”

An independent scheme co-ordinator will be appointed to oversee infrastructure delivery, working closely with landowners, developers and the Barossa Council to ensure services are staged and synchronised with housing rollout.

Barossa Mayor Bim Lange OAM welcomed the move and encouraged community feedback.

“Council is acutely aware of balancing the need for housing supply matched with appropriate infrastructure,” he said.

“We thank the Minister and his Government for including Council as a critical stakeholder and encourage the community to review the work and provide comment through this consultation period.”

The Concordia growth area forms part of the state’s largest-ever land release, alongside sites at Sellicks Beach, Onkaparinga Heights, Dry Creek and Murray Bridge.

Public submissions on the draft Concordia Code Amendment are open until July 31 via the YourSay website.
