A huge housing plan in Adelaide’s west is moving ahead, as more than 100 hit the market – with some going ‘cheap’.

A massive new housing development in Adelaide’s west has taken a huge step forward, with more homes in stage one going on sale.

Four house-and-land packages and seven vacant land allotments, along Matthews Ave and the under-construction Karra Ave in Seaton, are officially up for grabs in the third round of sales.

The release is part of the Seaton Renewal Project, which is set to fully transform the suburb by building 1450 homes – 138 of which are part of stage one.

About 20 per cent of those homes will be sold at an affordable rate and 30 per cent will be a mixture of homes and apartments for public housing.

On Thursday, Housing Minister Nick Champion estimated the affordable rate was just under $500,000, while acknowledging that price might be “challenging” for most people.

“It’s a chance for young professionals, working-class people, to go to the Home Seeker website, register and to bid for the land-and-house packages,” Mr Champion said.

“If they put that together with HomeStart Loans and shared equity, they can get their foothold into the market.

“We’ve got to give young people a different kind of deal, it won’t be the same deal that my generation had or one generation before that, but we’re trying to get them into the market.”

Construction has already started for dwellings in stage one of the master plan redevelopment, while infrastructure such as stormwater, kerbing and roadworks has nearly finished.

The house-and-land packages including a premium double-storey homes with three bedrooms, two bathrooms and two-car garages, ranging from $725,000 to $1.04m.

Lots released in the land packages start from $295,000 for 146 sqm to $495,000 for 262 sqm.

The stage two release – including townhouses and single-storey dwellings along Matthews, Lark and Parker avenues – will soon be on the market, with civil work expected to start in the middle of the year.

By 2035, the project is expected to deliver 1450 new homes on land bounded by Frederick Rd, Glenburnie St, West Lakes Blvd, and Tapleys Hill Rd.

Already, 36 house-and-land packages and vacant allotments have been released and sold.
