Luxury $18m Hyde Park, Unley Rd apartments approved, construction to start later this year
Stunning apartments costing up to $4m have been approved for one of Adelaide’s most sought-after enclaves – see what they’ll look like.

Construction will start later this year on an $18m boutique luxury apartment building in one of Adelaide’s most prestigious suburbs.
Ten apartments will be built at ‘The Esmond’, including a penthouse at the top of the five-storey building in Hyde Park, offering sweeping views and quality finishings.
The project at 290 Unley Rd, proposed in January by Adelaide developer and builder Samaras, has now been approved and demolition on the site starts August, with a start date for work in September.
At five storeys and 18.5m, it would tower over surrounding buildings but its height was supported by the government architect, who noted seven-storey buildings further north up Unley Rd.
Unley Council initially had concerns over vehicle right-of-way access, saying land needed for access wasn’t included in the original application, but the issued was resolved during the planning process.
Samaras said the building, designed by SMFA Architects, aimed to “seamlessly blend contemporary luxury with the heritage and charm of one of the city’s most sought-after enclaves”.
The building will offer one-, two- and three-bedroom residences, with prices ranging from $830,000 for a one-bedroom apartment to just less than $4m for the penthouse.
The top-floor penthouse includes three bedrooms, three private balconies, a media room, walk-in robe and expansive living spaces.
Other apartments will range in size from 88 sqm to 229 sqm and feature private balconies.

Interested buyers can register for interest via The Esmond site. If any apartments remain unsold, a sales campaign will begin in July or August.
The ground-floor retail will be open to whoever buys in, but it’s like it will be a cafe.
Samaras development director Russell Biar said the project “raised the bar for quality construction”.
“Every detail has been carefully considered to ensure the highest standards of design and craftsmanship, creating a timeless space that will set a new benchmark for luxury living in Adelaide,” he said.

“We’ve shaped dwellings that are spatially generous, practical in layout and enriched by landscaped elements and deep balcony spaces, offering residents a considered and enduring living environment.”
