Land rezoned to allow 350 new low to medium-density homes in Gawler Belt

More than 300 homes will be built on huge vacant slot of land in Adelaide’s north, after the state government approved an important step for the development.

Vacant land in Adelaide’s north has been rezoned to allow about 350 new homes, in a bid to address the state’s ongoing housing crisis.

The rezoning will pave the way for hundreds low- to medium-density homes from single houses, duplexes, apartments or townhouses.

The 28.8ha allotment of former farming land on the corner of Twartz Rd and Redbanks Rd in Gawler Belt is about 42 km north of Adelaide’s CBD.

The state government has approved the change from a Rural Zone to the Master Planned Neighbourhood Zone.

The property owners will now be able to start detailing work for master plan designs before submitting development application for a housing estate.

Housing Minister Nick Champion said the rezoning would deliver crucial supply to the housing market.

“This rezoning will help address the increasing demand for more housing options across key greenfield growth areas near Gawler,” Mr Champion said.

“It’s important this rezoning includes signed infrastructure deeds which guarantees the co-ordinated delivery of community infrastructure in the future development.”

The homes will be built alongside vital infrastructure and other developments around the greenfield area and the Light Regional Council.

Light Regional Council chief executive Richard Dodson, said the rezoned land would be added to the Roseworthy Township Expansion growth area, which is expected to one day have more than 3000 dwellings.

“The growth area is also proving to be an extremely popular suburb for people to call home with over 460 allotments already delivered and just over 1000 allotments approved for development,” Mr Dodson said.
