Land opened up to developers for more than 2300 homes, industrial estates in $740m worth of projects

The private sector is getting access to land valued at $740m through a huge government release. See where.

Private developers can get access to huge parcels of land in Adelaide’s suburbs and outskirts, as the state government releases land for projects estimated to be valued at more than $740m.

The government said land at Elizabeth South, Munno Para and Onkaparinga Heights was being released for residential developments, expected to be valued at more than $720m when completed, while industrial estates in Edinburgh, along the East Grand Trunkway and Gillman were estimated to net more than $20m.

More than 2300 homes will be built across the projects, including 300 at the 8.5ha land parcel at Elizabeth South on John Rice Ave, which hit the market in April, and 2000 at the Onkaparinga Heights land, which is set to be released in the coming months after the infrastructure deeds were signed in January.

The bid to boost housing and the local economy has been welcomed by Property Council SA executive director Bruce Djite, who said industry commended the government “for bringing these desperately needed land parcels to market”.

“While the focus has been on housing, it is pleasing to see industrial and employment

land now on the government’s radar,” he said.

Housing Minister Nick Champion said the projects would stimulate the local economy and deliver housing and employment opportunities.

The Munno Para land parcel, comprising three allotments within the massive Playford Alive development, was released to the private market last month for a mix of medium-density housing and commercial use.

A government spokesman said he could not provide an estimated number of homes that would be developed at the site, but he estimated the project was set to be worth $11m.

The Elizabeth South development, with an estimated project value of $115m, will be comprised of low- to medium-density homes, of which at least 15 per cent will be affordable housing available to low-income earners through HomeSeeker SA.

The Onkaparinga Heights land, estimated to be worth $600m by completion, will deliver at least 20 per cent affordable housing.

Renewal SA will sell 68ha of land for 1000 homes at the site located at the end of the Southern Expressway, while a further 1000 homes will be built on privately owned land forming part of the same development area.

The government also released two industrial parcels, a 10.35ha estate at the East Grand Trunkway estate at Gillman and a 2.91ha estate at Edinburgh, to the market in recent weeks.

Another 1ha industrial estate at Gillman is set to be released in the coming months.
