Construction of the first waterfront townhouses within the $268m Dock One North development at Port Adelaide has commenced.
A sod turning ceremony was held on Monday to mark the milestone, with all 22 townhouses in the first release sold ahead of construction.
Dock One North represents the northern component of the broader Dock One development, and is connected to 278 new townhouses and apartments on the southern side of the dock by a new pedestrian footbridge developed in a partnership with Renewal SA.
Dock One North will eventually grow to 128 townhouses and 272 apartments in 2-4 storey buildings – offering views south and west over Port River.
Developer Kite Projects has appointed building company Metricon to deliver the first two stages of townhouses.
Kite Projects managing director Damon Nagel said Dock One North would offer architecturally-designed homes, a waterfront promenade and landscaped open spaces.
“We describe Dock One North’s layout and building designs as a modern interpretation of the future of Port Adelaide,” he said.
“Every home is either a choice of waterfront, park-facing or boulevard outlooks and all will enjoy easy walking access to beautifully landscaped parks, open spaces and waterfront vistas connected via an uninterrupted promenade and pedestrian bridge.
“The waterfront-facing townhouses and apartments have been elevated to enhance the views; living spaces have been orientated to the front to maximise enjoyment and interaction with these views, and there are deep, undercover balconies designed to be used all year round.”
The next release of waterfront homes at the Dock One North site will go on sale in July, with prices starting at $999,900 for a three-bedroom home.
Metricon was recently engaged by Kite Projects to finish incomplete homes at the southern end of the Dock One development following the collapse of Xtraordinary Constructions, which itself had been called in to finish work on projects left incomplete following the collapse of Qattro builders in September 2023.
