Barrio Developments reveal plans for third apartment block in Glenelg at 21 Adelphi Tce
The latest waterfront apartment plan for Glenelg has been revealed, boasting $2m homes in a nine-storey development with stunning views.

Fifty apartments, some costing up to $2m each, would be built on a booming Glenelg street under a proposal by one of Adelaide’s leading developers.
Barrio Developments have submitted plans to construct a nine-storey apartment building at 21 Adelphi Tce – the fourth development on the street in as many years.
It would include 13 “affordable” one-bedroom apartments, two “affordable” two-bedroom apartments, 32 standard market two-bedroom apartments and eight standard market three-bedroom apartments.
Barrio’s managing director Glen Vollebregt said he was still working through project costs, but estimated the project would cost “north of $60m”. It would be Barrio’s third building on the street.
“The expected sales prices, as at today, range from around half-a-million up to the $2m range,” Mr Vollebregt said.
“The 21 Adelphi development captures some incredibly well-thought through views, not just from the water-facing apartments. The architects have put some very thoughtful design approaches to capture views from every apartment.
“We are working through project costs, and estimate after the banks and the government add their levies, total costs will be north of $60m.”
The proposal will be serviced by a “two-way access” on Adelphi Tce and would contain 57 carparking spaces.
Plans reveal a “communal wellness space” would also be constructed on the ground floor of the building.
Mr Vollebregt said Glenelg had “such an ideal combination of beach and lifestyle amenity” – something he believed was the reason why there’s so much demand for housing in the area.
“Glenelg is one of the best coastal locations in Australia – it’s got the beach, the restaurants, cafe-culture and amenities,” he said.
“We’re super lucky here in SA. It’s something that most people from Sydney or Melbourne rave about – they just don’t have a Glenelg in other parts of Australia.”
Mr Vollebregt also said another development – Quayview on Adelphi – had reached “practical completion” after an unprecedented rise in construction costs resulted in the developers scrambling to raise cash to finish the project.
