Warwick’s Home & Co ready for next investor after major refurbishment

A popular retail centre in the Rose City has hit the market after a major transformation, with plans for expansion.

A once dormant hardware centre in the main street of the Rose City has come to life in a major transformation, boasting some of Australia’s biggest retailers.

The former Bunnings Warehouse site at 26 Palmerin St is now home to a large format retail centre Warwick Home & Co, which is fully leased by national tenants Repco and Choice The Discount Store.

With the site now fully leased, it’s hit the market via expressions of interest through Colliers agents Harry Dever, James Wilson and Marlon Crawford.

Investors can feel secure in their purchase with both tenants holding long-term leases to 2032 and 2035.

Secondary to the site, prospective buyers will also have an opportunity to get their hands on stage two of the development, with a DA approval expected to be imminent for the 4609sq m adjoining site.

The plans for the expansion include a 1895sq m retail centre with 46 car parks, and a lease agreement in place for other national tenants including Snap Fitness.

Colliers associate director of retail middle markets Harry Dever said the site was a tightly held investment in a region with significant economic momentum.

“With strong national tenants and further development potential, Warwick Home & Co represents an exceptional opportunity for both private and institutional buyers,” Mr Dever said. The nearby Home and Life centre was sold by Colliers back in April 2024 for a whopping $11.8m.

It’s understood the remaining tenancies are under negotiation with national retailers and are expected to be announced in the coming weeks.
