A prime piece of commercial real estate has hit the Southern Downs market with an impressive price tag.

Charming and unique, the Rose City Caravan Park in Warwick has been listed for $2.6m, with further development opportunities available for prospective buyers.

Tourism Brokers’ Peter Ward said while the business has only been on the market for about two weeks, it’s already attracted a great deal of interest.

“Caravan parks are a rare find on the market these days, they tend to be quite profitable so people like to hang onto them,” he said.

Mr Ward said the current owners, who have occupied the business for the past six years are now ready to retire.

A development application has been approved for an additional three cabins to be built on site, adding to the already existing five.

The property also boasts 26 powered sites and four special event powered sites, with a number of permanent rentals also site.

Standing out from the crowd are the four uniquely retro themed tourist vans for travellers looking for a boutique stay.

The pet-friendly park also has an established managers or owners residence with a modern kitchen, three bedrooms and an enclosed rear verandah.
