Developing Queensland: Waterfront apartments stand out along Moreton Bay peninsula

Following the completion of their Lasail project, Traders In Purple set a new price record with their latest waterfront development, Orilla.

Construction is continuing on the Orilla luxury boutique waterfront development of 32 residences at Woody Point.

Three- and four-bedroom apartments are available priced between $1.95m and $2.825m at the development where building work started in October last year.

Traders In Purple broke ground on its latest waterfront development on the Moreton Bay peninsula just months after the national property and construction group began work at Marin on the Scarborough beachfront nearby where all of the 80 luxury apartments have sold.

More than half the apartments at Orilla have sold since launching last year, setting a new price record of close to $3m for the area, and Traders expects momentum to increase as the eight-level building comes out of the ground.

Traders In Purple senior development manager, Alex Black, said buyers in the downsizer demographic who were likely to form the biggest market for Orilla, typically made their buying decision as construction got underway.

“In the current market where the construction sector has battled multiple challenges, buyer confidence is buoyed when the machinery moves onto site,” she said.

“At Marin, we reached 50 per cent pre-sales very quickly after launch but then it plateaued until we began construction, and we very quickly sold out.

“We expect to see a similar uptick with Orilla, particularly given its unique location, right on the Woody Point waterfront with every residence enjoying direct views out over Moreton Bay.

“There is nothing in market, or on the horizon, to compare with Orilla.”

All 32 residences have dual frontage enabling cross-flow ventilation for natural cooling and light, luxury natural finishes, deep ocean-facing balconies and a rear balcony extending from a second living space or extra bedroom.

Shared amenity includes a covered outdoor kitchen, barbecue and dining alongside a tropical swimming pool with extensive landscaping to enhance the feeling of privacy and seclusion.

Designed by multi-award winning architectural studio Rothelowman with landscaping by Wildstudio, Ms Black said Orilla was capturing a segment of the downsizer market that would once have opted for the Gold Coast or Sunshine Coast.

“Here on the peninsula, you can still find these rare, special opportunities like Orilla to live right on the water, in a boutique eight-storey building where every single apartment has uninterrupted views across Moreton Bay and you can spot the city on the horizon,” she said.

“The distant city skyline views underline how close Woody Point is to the Brisbane CBD – less than 40 minutes to Queen St Mall and 20 minutes to the airport.

“Proximity to the city and airport is an important point of difference between the Moreton Bay peninsula and Noosa for instance.

Traders In Purple are also planning a development at Woody Point on the site of the former Palace Hotel.

“You can have the relaxed coastal lifestyle and still go to the office five days a week if you want, go shopping, out to dinner or a show.

“That means buyers can secure their piece of paradise while they are still actively working and ease back slowly, taking advantage of a low-maintenance lifestyle to have more time for leisure and travel.”
