Melbourne auctions are back in full swing after a further easing of lockdown restrictions.
Today we’re on the ground in the outer east, with livestreams of 6/4-6 Arlington St, Ringwood, at 12pm, and 11 Cooper Rd, Rowville, at 1pm.

Indoor plants the perfect antidote for COVID lockdowns
There are 677 auctions scheduled to take place across the metropolitan region this week – more than double the number that took place last week.
A 50 person cap is still in place for outdoor auctions in greater Melbourne, and 10 people are permitted at inspections subject to a one person per 4sq m limit rule.
The biggest change for real estate is the 25km rule has been scrapped, meaning Melburnians can now travel regionally to attend auctions and open homes.

11 COOPER RD, ROWVILLE
Ending our auction coverage was the exciting sale of 11 Cooper Rd, Rowville,
which smashed its reserve by $212,000.
Five bidders fought it out for the dated four-bedroom family home, with more than 70 bids carrying the result to $1.032m.
The property was called on the market at $840,000.
Ray White’s Nick Strilakos said the sale was an incredible result for an unrenovated home.
The fact it sold to young buyers showed there were still plenty of opportunities out there for first-home buyers willing to put their best foot forward and dig deep.
“They’re going to live in it and knock it down and rebuild,” Mr Strilakos said.
“It was really good competition from a mix of first-home buyers, investors and builders, it was just a good mixed bag of lollies with the bidders and that drove the result.”
Low interest rates and stamp duty savings available until the end of the month had boosted buyer confidence to buy this weekend, he said.
7 CROSBIE COURT, SUNBURY
An investor snatched up the three-bedroom family pad at 7 Crosbie Court, Sunbury, on Saturday.
The unrenovated solid brick home had been owned by the same family for more than 25 years before it was listed with a price guide of $525,000-$575,000.
It sold in the middle of the range for $546,000.
Bound agent Rhys Nuttall said two prospective buyers competed for the home, which counted its blue-chip location in a quiet court and within easy reach of the shops and the train station among its many draw cards.
Primarily investors and developers had eyed off the property throughout the campaign, he said.
20 RAYMOND ST, NOBLE PARK
A dated three-bedroom home at 20 Raymond St, Noble Park, has outstripped price expectations after it sold $52,000 beyond the quoted range to an investor with plans to redevelop.
Five bidders comprised of developers and investors battled it out for the “original” unrenovated pad on a 795sq m block, which ultimately sold for $872,000.
Ray White agent Chris Utley said the midweek auction followed another stellar result in the same suburb for 19 Ambrie Crescent, which sold $251,000 beyond reserve for $1.051m.
The sales showed development opportunities in the area were performing well.
“The (Raymond St) property was completely original and unrenovated throughout. The location appealed to developers and investors as it was within walking distance to many local schools, shops and public transport.”
24 PARK VIEW TERRACE, SYDENHAM
A first-home buyer is celebrating getting their foot on the property ladder after snaring 24 Park View Terrace, Sydenham, ahead of other buyers.
Ray White agent George Skizas said downsizers, investors, families and other first-home buyers were keen on the pretty three-bedroom terrace, but he said they simply couldn’t keep up with the buyer’s strong campaign for the property.
Seven bidders pushed the sale $90,500 beyond reserve to $650,500.
The Thursday night sale outstripped the last sale for a townhouse in the block, which sold for $114,000 less in 2017, he said.
“It’s park facing with close proximity to Watergardens shopping centre and train station. On top of all this, the townhouse had no body corporate, which is rare for adjoining properties with a common driveway.”
2/130 KENSINGTON RD, KENSINGTON
A couple’s homeownership dreams came true when they secured the keys of 2/130 Kensington Rd, Kensington.
The first-time buyers are the happy new owners of the stylish three-bedroom townhouse after outstripping heated competition by three other bidders.
It sold for $1.011m under the hammer after bidding kicked of at $880,000.
The property was called on the market at $940,000.
Buyers advocate Cate Bakos helped the pair secure the property under the hammer.
She said Kensington was a popular suburb for buyers and the fact the townhouse was on its own title and had no owner’s corporation was an added bonus.
“The property was appraised in the very early $1m (mark) by me. Based on the quote range (of $880,000-$940,000), we knew it would attract many buyers who were motivated to take advantage of the 25 per cent stamp duty discount in this market.”
The stamp duty saving expires on June 30.
6/4-6 ARLINGTON ST, RINGWOOD
The bids came hot and fast for the unit at 6/4-6 Arlington St, Ringwood, on Saturday, which sold $81,000 over reserve.
Three bidders placed more than 50 bids in their attempt to secure the two-bedroom pad which had been advertised for between $500,000-$550,000 and sold for $631,000.
The property was called on the market at $550,000 as hopeful buyers competed for the prize.
Ray White agent Jarrod Robinson said the vendor put in a lot of effort to ensure the property presented well to the market and the unit was in a block of other houseproud owners who took good care of their properties.
Its location near Eastland shopping centre, schools and public transport also made it a winner with buyers, he said.
“This one, we certainly expected it to go well but not to this extent,” Mr Robinson said.
“Being a hop, skip and a jump from the station makes things really easy.”
7/18 BELVEDERE CLOSE, MARIBYRNONG
A first-time buyer has claimed the keys to a “beautifully updated” riverside townhouse in Maribyrnong.
Three bidders battled it out for 7/18 Belvedere Close, which edged just over its $610,000 reserve to sell for $610,000.
The townhouse, which has a big central kitchen, two big first-floor bedrooms, a courtyard and an open-plan living and dining area, is situated in a quiet cul-de-sac next to the Maribyrnong River.
Jas Stephen’s agent Lily Durnan said it had been popular with first-home buyers and she’d been swamped with inquiries, while the realestate.com.au listing had notched up 7000 views.
“We only had the one inspection the night before the two week lockdown commenced. We were inundated with inquiries during the two week lockdown period and there was only a week and a half until the auction when restrictions eased,” Ms Durnan said.
“The home attracted mainly first home buyers, it’s in a fantastic location … it has also been tastefully updated by the vendors to live in themselves, so this was done to a very high standard.”
8/123 BEACONSFIELD PDE, ALBERT PARK
An overseas expat has snapped up a piece of Melbourne’s architectural history at 8/123 Beaconsfield Pde, Albert Park.
The modern apartment in the landmark 141-year-old boom-era style Victorian building formerly known as Hotel Victoria sold $201,000 over reserve for $1.551m on Saturday.
RT Edgar agent Gerald Betts said a “cheerful and confident” British woman scooped up the prize, knocking out two other bidders.
“Near to the last call, an out of nowhere bid came from a middle-aged couple but it was immediately shut down by the buyer,” Mr Betts said.
The two-bedroom apartment’s proximity to the beach, parks, cafes and restaurants, were major drawcards.
As was its big rooms and floor-to-ceiling windows and French doors that flooded the living spaces with natural light.
The property had been advertised for $1.35m-$1.45m.
21 ABERDEEN RD, PRAHRAN
A quaint heritage-style cottage labelled “the best” of its type on the market in Prahran has outstripped price expectations at auction this morning.
The tidy two-bedroom worker’s cottage at 21 Aberdeen Rd, Prahran, attracted eight bidders and 45 bids that took the sale to $1.89m.
It was advertised for $1.55-$1.7m.
Biggin & Scott auctioneer Tom McCarthy told the crowd of 50 gathered to watch the proceedings the home had proven a lucrative investment as a high end rental.
There was scope to add value through improvements or move in and enjoy without lifting a finger, he said.
“Frankly I think it is absolutely delightful as is, we have rented this property as a high end rental in the past,” Mr McCarthy said.
After a slow start bidding climbed in $50,000 and $10,000 increments before dropping to $5000, $2000 and $1000 bids.
It was called on the market at $1.77m before a late bidder that had been waiting on the sidelines swooped in and took the keys.
2 WALKER AVE, HAMPTON
A home in Hampton just minutes from the beach has been snapped up by a family keen to break into the popular Bayside market.
Three bidders pushed the sale for 2 Walker Ave, Hampton, just beyond the top of the quoted $1.1m-$1.15m range for an undisclosed price.
Buxton agent Stefan Delyster said the property was on the market with the first bid after a buyer’s advocate swooped in with a strong opener.
It knocked hopeful young buyers out before they could put up their hands, Mr Delyster said, and the vendor was “over the moon” with the result following the Wednesday night sale.
He said he’d had 150 groups through the home in the lead up to the auction and he anticipated the market would continue to perform strongly through winter.
“There’s just a lack of stock out there which is really making the prices hold firm,” Mr Delyster said.
“Anything with land is going very well.”
2/23-25 SCHULZ ST, BENTLEIGH EAST
A 50-strong crowd of spectators braved the cold weather to watch on as the unit at 2/23-25 Schulz St, Bentleigh East, sailed $220,000 beyond reserve.
Five bidders battled it out on Thursday evening for the pad in a boutique block.
Jellis Craig agent Mark Staples said the property was popular with young couples and downsizers, but it was a downsizer who eventually went home with the keys after placing the winning $1.18m bid.
“Bidding gained momentum and ran past reserve quickly,” Mr Staples said.
“The home was one of four units and had a beautiful and large light-filled living area as the heart of the home. Three bedrooms and two bathrooms and a double garage all added to a great lifestyle package.”
In regional Victoria, patron caps for auctions have been removed but auctions and inspections must adhere to the same one person per 4sq m rule.
The Agency’s Victorian general manager Peter Kakos said he expected pent-up demand to drive strong results in Melbourne this weekend.
McGrath Geelong’s David Cortous said his agency’s clearance rates hovered at about 100 per cent throughout the lockdown due to strong demand from local buyers.
But he anticipated competition would heat up as more Melburnians travelled regionally.
“I expect we’ll see more Melbourne buyers in our market, especially with inspections on Saturday, so that will help with auctions moving forward. They do make up 50 per cent of our market,” Mr Cortous said.
“Geelong buyers had a little bit of a reprieve without Melbourne buyers, but it’s been short-lived because they’ll be back in the market from this weekend.”
