Developers of a sprawling $120m development on the South Coast could soon break ground, with locals urged to have their say before submissions close.

A $120m mixed-use development could soon break ground on the NSW South Coast, with community submissions closing in just days and the brains behind the mammoth complex recently meeting with residents.
Canberra-based developer The Flemming Group first submitted plans for the ‘Ulladulla Precinct’, a six-storey residential and commercial complex at 116-118 St Vincent St, Ulladulla, in late 2023 and have been progressively providing updates to the community since.
Shoalhaven Council and the NSW Regional Planning Panel will soon decide whether the project – which includes more than 200 units – goes ahead.
In a bid to gather more feedback, council has now extended the community submission period by two weeks.
The proposal would also replace the existing Bunnings Warehouse, which will relocate closer to the Ulladulla CBD.
The Flemming Group recently met with residents to address concerns about the project’s scale and impact on the town’s character.
Other concerns from residents include inadequate privacy for surround properties, the proposal’s height and current lack of service infrastructure in the town to facilitate a sudden growth in population.
Community group Ulladulla Forum has urged locals to engage with the developers and council.
“We encourage all residents with a viewpoint, one way or another, to have their say now,” an Ulladulla Forum spokesman said.
Despite residents’ concerns on the proposal’s size, The Flemming Group says the project will ease the region’s housing shortage, with 60 of the 200 plus units pinned to be “affordable”.
Plans tendered to council reveal an additional 50 units will be available for long-term rental via a community housing provider, while 10 will be sold at reduced prices for key workers and vulnerable community members.
“We want to work with the community and council on this project,” a Flemming Group spokesman said.
“We share the vision to achieve density done well.”
To proceed, Ulladulla’s building height limit must increase from 19m to 30m; however, the developer is confident this will not be an issue.
“This is the right location and the right opportunity to make real progress on intergenerational housing affordability,” the spokesman said.
Community submissions close on Sunday, February 9, while the NSW Regional Planning Panel will determine the project’s fate later this year.
