A Sydney-based developer, spearheading a coastal tourism hotspot’s transformation into a miniature Double Bay, says his major apartment complex is set to be approved in the coming days.

Place Studios owner James Alexander-Hatziplis revealed his two-building apartment complex, set to contain 58 units and stand five storeys tall at 20 Heradale Parade, Batemans Bay, is expected to be approved this month.

The major development, with an estimated construction price tag of $33m, was first lodged with the Eurobodalla Council early 2023, the same year the application later went before the NSW Regional Planning Panel.

Mr Alexander-Hatzliplis exclusively told this publication the major development would likely be approved in the coming days.

“It’s going to be approved,” he said.

Construction on the mega residential development is then set to kick off in the second half of this year.

“It’s a key project and an opportunity for Batemans Bay to see large, family-centric dwellings and also provide relief to a pressured housing supply market,” Mr Alexander-Hatziplis said.

“The project will represent a new benchmark for multi-dwelling housing in Batemans Bay, with generous layouts, carefully incorporated landscaping, and functional residential amenities making it an ideal location to live, support a family, and retire.”

Along with 58 units ranging from three-bedroom to five-bedroom apartments, the development will also include 116 basement parking spaces and three car washing bays.

The development’s anticipated approval follows the Sydney-based developer revealing his plan for the coastal tourism hotspot of 20,000, labelling the town one with much potential.

He said Batemans Bay was on its way to becoming a “miniature Double Bay”.

Construction is expected to begin later this year.

Mr Alexander-Hatziplis said he was also working on a number of other mixed-use developments across the town.

While the developer would not reveal the exact locations of the other developments, he said one project would be “great” and would be on a spot of land with a lot of potential.

“The bottom floors will be used for things like shops, services and so on, and the top floors will be used for living spaces,” he said.

The Calile Hotel in Brisbane has been a major inspiration for Mr Alexander-Hatziplis’ building designs, with each of his developments having a similar aesthetic.

“It’s a mixed-use, commercial hotel with a very similar aesthetic to the buildings we want in Batemans Bay,” he said.

The NSW Regional Planning Panel will determine Mr Alexander-Hatziplis’ Heradale Parade development later this month.
