A highly sought after 1.2-hectare parcel of land in Adelaide’s north that has been owned by the same family for 60 years is going on the market, ready for “almost immediate development”.
The property at 95-101 Winzor Street, Salisbury is going to auction on Tuesday morning with a price guide of $3 million to $3.3 million.
Harris Real Estate agent Tom Hector told 7News the family had put the block up for sale after their parents passed away.
He said they had been approached with many offers over the past 30 years but declined to sell until now. “It’s a very sad and emotional sale,” Mr Hector said.
The only structures on the three-acre site, which is surrounded by encroaching development, are a “cozy” three-bedroom home built in 1955 and a small shed.
Mr Hector said there had been a “huge amount” of interest in the listing.
“There’s very few parcels of land left of more than 1000 square metres in the northern corridor of Adelaide,” he said.
“It has services supplied and it is close to shopping centres and schools.”
Salisbury, located 22 kilometres from the CBD, has a median house price of $610,000, up 22 per cent over the past year. The median unit price is $370,000, a 7.2 per cent year-on-year increase.
The Winzor Street property, located just behind the Little Para Golf Course, is close to the Hollywood Plaza and Parabanks Shopping Centre as well as local schools and public transport.
The listing describes it as a “truly rare land holding ready for almost immediate development” and an “unmatched residential building opportunity”.

Salisbury’s population was nearly 9000 as of 2021, according to Census data, with a median weekly household income of $1029, compared with the state average of $1455.
