There’s always been a strong desire to live on acreage, yet scant opportunities existed around the Townsville region until now, with acreage land being snapped in a premium estate at Alligator Creek.
Situated 15min south of Townsville, the Maidment Group’s Allendale Estate is a staged rural residential acreage development offering a unique blend of natural beauty, privacy, and accessibility, close to Bowling Green Bay National Park, parklands, walking trails, and recreational spaces.
Ranging in price from $309,000-$369,000, the estate offers 97 lots sized between 4005 sqm (1 acre) to 8971 sqm (2.2 acres), with its first stage of 34 lots already 30 per cent sold out.
Factoring in the cost of the new home builds, Maidment Group Managing Director Glen Maidment said there would be several million-dollar properties built at Allendale Estate, estimating the estate’s total value in the vicinity of $100 million.
With zoning restrictions limiting the future supply of large acreage-style lots to the market, Mr Maidment said Allendale represented a rare opportunity for buyers and the next phase in his company’s long-term vision of delivering premium residential communities.
“Acreage lots are getting rarer in modern society, there’s not a lot of zoned land that allows acreage subdivision, so understandably, there’s a fair bit of pent-up demand in Townsville,” Mr Maidment said.
“We did a bit of prerelease advertising over their Christmas period, and we went through our database in mid-January and provided pricing and ability for purchases to proceed to contract.
“At the moment, we’re currently signing contracts for those that wanted to proceed with a purchase – we’re at (sales contract) number 10.”
The council-approved project had been in the works for the past decade and began gathering momentum two years ago, with sales commencing a couple of weeks ago and construction commencing after the wet season in late March.
Having recently completed their award-winning Eden Park estate in Jensen, with its blocks ranging from 2000-4500sqm, he said it informed much of their planning for Allendale Estate, with the timing “spot on” to roll straight into the Alligator Creek project.
“It’s very timely, considering the under supply of housing across towns at the moment, as a whole, the industry is struggling to deliver, so any additional housing that can be supplied into Townsville at the moment is certainly a good thing.
Mr Maidment said North Queensland faced a significant housing shortage, highlighting the urgent need for government support unlocking infrastructure to enable further development and provide long-term solutions to the housing crisis
“There’s no doubt that the demand for housing is strong, but we are facing a real shortage in the market,” said Mr Maidment.
“In this particular instance … there’s an existing network of infrastructure there that’s able to service this one.
“(But) we need support with trunk infrastructure delivery here in Townsville and the industry looks forward to the rollout of the state government trunk infrastructure fund. It would be an absolute game changer for housing delivery in the North.”
