Gold Coast development: Mosaic Property Group unveils second Broadbeach tower project

A prolific developer is looking to tap into the Broadbeach property boom, unveiling plans for a new tower on one of the suburb’s busiest streets.

Prolific Brisbane-based developer Mosaic Property Group is looking to tap into the Broadbeach property boom, unveiling plans for a new tower on one of the suburb’s busiest streets.

The company has filed a development application with the Gold Coast City Council for a 29-storey, 98-unit residential tower on Rosewood Ave.

It will sit on a neighbouring site to another unnamed 29-storey, 96-unit tower that the David Handley-led company filed in April. That 1488sq m site is on the corner of Chelsea Ave and Surf Parade.

Mosaic paid more than $11m for the site earlier this year in a deal brokered by GV Property Group.

Rosewood Ave is also set to become home to Broadbeach’s

tallest tower after developer Macquarie Developments Group secured approval from council to build the 52-storey Assana high-rise project.

Developer’s twin towers to transform suburban street

A GOLD Coast developer’s plans to transform a Surfers Paradise residential street have ramped up, with the company taking the wraps off a second proposed tower.

Gallery Group, headed by Adam Barclay, has lodged plans with the Gold Coast City Council for Surf Parade North, a 28-storey tower which will be built just south of the $1bn Jewel towers.

Planned for Surf Parade, it will replace an existing three-storey unit block which will be demolished to make way.

The 93-apartment building will neighbour the developer’s Chalk tower which was approved by the council earlier this year.

It will feature a mix of two, three and four bedroom units and a work-from-home business centre for residents.

The new tower came despite Gallery redesigning and downsizing Chalk in mid-June to cut it from 35 levels to just 20 after taking it to the market and amid significant impacts on the property sector from supply chain issues and a slowing of real estate sales.

It is the latest in a range of new towers planned for the southern streets of Surfers Paradise and northern Broadbeach.

The streets between the Glitter Strip’s party and dining precincts has become a hotbed of development in the past year, with a Bulletin investigation last month finding there were more than 2000 units in the pipeline for Broadbeach amid a $4bn development boom in the suburb.

Two new towers lodged for booming suburb

A developer has lodged its sixth tower development in three months – all in the one suburb.

Morris Property Group has applied to the Gold Coast City Council to build a two-tower project in Broadbeach, where it already has several proposed developments either built or under construction.

The latest unnamed project will feature two towers of 40 and 27 storeys on a 3035sq m site that fronts Britannia and Australia avenues.

Group founder Barry Morris said the towers would have 348 new units and help take pressure off the city’s squeezed property market.

“Our target market is owner-occupiers, upgraders, downsizers and investors,” he said.

“Not everyone has $3m to spend and we want to ensure we always provide affordable homes for all to enjoy.

“The sites (amalgamated for the towers) had a major appeal for being in one of Broadbeach’s best areas and future occupiers will enjoy the peaceful surroundings while remaining close to some of the best amenities in Broadbeach and the Gold Coast.”

The sites were amalgamated by GV Property Group in 2021.

Morris Property Group is already building the Sandbar tower in Burleigh and the Mermaid Plaza shopping centre on the Gold Coast Highway and has been refocusing on Broadbeach.

The company last year spent more than $30m on property across the city.

Among the projects recently submitted to the council are:

* A 20-storey tower on Chelsea Ave that will have 18 single-floor units.

* A 20-level tower on the Gold Coast Highway next to the Lifeline building and neighbouring the company’s existing Synergy and Qube high-rises. It will have 48 units.

* A nine-storey tower, known as Malo, for a 607sq m site on Jubilee Ave between Qube and Synergy.

* A 25-storey tower on the Gold Coast Highway at Burleigh Heads.

The latest Morris plans come weeks after a Bulletin investigation found there were more than 2000 units in the pipeline for Broadbeach amid a $4bn development boom in the suburb.

Cashed-up developers have been rapidly buying up land throughout the dining precinct while pushing ahead with plans for high-density towers to capitalise on the city’s hot property market.

Broadbeach is among the busiest suburbs in the city for builders, with 14 towers either under construction, approved or before council A Bulletin investigation in June found nearly 120 tower projects have been earmarked.

Broadbeach is the third busiest suburb for tower development behind Surfers Paradise (18 projects) and Palm Beach (16). Burleigh (13), Chevron Island (12) and Main Beach (seven) are next.

The biggest projects are the $2bn Star Gold Coast masterplan, where four more towers could be built on Broadbeach Island.

Developer Stephen Harrison told the Bulletin in June that Broadbeach had gained clout among buyers as a lifestyle destination.

“It has great social infrastructure and has sites with older buildings on them which can be amalgamated or acquired to realise development opportunities,” he said.

“A lot of the buildings which are coming are on the fringes of the suburb which are not as busy as the centre, so we are seeing lots of activity in sites around Broadbeach Bowls Club, an area which has seen a lot of amenity, as well as unrestricted views.
