Up Property seeks state government approval for $200m Malop St development
Three towers, 15 storeys and 300-plus apartments – some serviced by a well-known hospitality group – are key features of a major development proposal put forward by a company that has runs on the board.

More than 300 apartments will be built as part of a $200m CBD development that features three separate towers and almost 100 metres of frontage onto one of Geelong’s main streets.
The plans and designs for Up Property’s proposal can be revealed after the Melbourne-based group lodged an application with the Department of Transport and Planning for its development at 160-176 Malop St.
Immediately east of Officeworks and encompassing 4180 sqm of prime CBD real estate that also takes in landholdings on Bellerine St and Powell Place, the development is one of three multistorey proposals that would dramatically reshape the area.
An 11-storey, 87-apartment project at 23-35 Bellerine St was recently approved, while Jose Romero’s EVR Group submitted revised plans for a 12-storey, 34-apartment complex at 20-22 Bellerine St earlier this year.
Up Property’s plans involve a 50m tall central tower that would incorporate 15 storeys.
The 13-storey eastern tower would sit on the corner of Malop and Bellerine streets and be 43m tall, while the western tower would have the same number of levels but be slightly taller at 45m.
Each tower would be set back from the base of a podium that would have a retail component on the ground floor.
The leases of existing retail outlets are secured and having acquired the sites over several years in mostly off-market deals, Up Property general manager Marcus Jankie said relationships had been built with the tenants.
The Punthill group would manage 96 serviced apartments within the development after abandoning earlier plans to operate a 15-storey, 80-apartment hotel at 20-22 Bellerine St – a location adjacent to the Up Property site at its southeastern edge.
The remaining 214 apartments would be residential, consisting of 69 one-bedroom, 120 two-bedroom and 25 three-bedroom dwellings.
Almost 300 car parks would be spread across the first four floors and access would be from Kirk Place at the building’s rear.
“As a long-time investor and developer in Geelong, Up Property is committed to providing a fit-for-purpose development as we work through approval process,” Mr Jankie said.
“The development will speak to the design history of Geelong, and provide a thoughtful mixed-use development.
“The development will be of economic benefit to the city of Geelong, providing a pivotal employment opportunity to not only to the construction sector during the development, but for the general community by providing jobs on an ongoing basis through the mixed uses within the development.”
Up Property was founded by dentist-turned-developer Adam Davidson.
Among its Geelong projects is the recently completed redevelopment of 181 Moorabool St, which is home to Barwon Health’s Mental Health Hub.
The company has engaged a range of consultants for its latest project, including Tract as town planners and architects ClarkeHopkinsClarke.
“The property has a significant frontage along the Malop St, and thus the design response takes care and pride in delivering a thoughtful interface for both the future residents of the building and the general public,” Mr Jankie said.
