Geelong council has knocked back plans for a $1.5m rooming house to be built on Ryrie St.

Geelong council has knocked back plans for a rooming house to be built in East Geelong.

Plans for the $1.5m development at 2/380 Ryrie St, which is currently vacant, were lodged to the City of Greater Geelong in August.

But on December 7, council’s planning committee refused to grant the project a planning permit.

The project received 51 objections, which raised concerns about using the site for a rooming house, parking in the area and the development’s compliance of the heritage overlay.

Council only received one letter of support for the proposal.

A rooming house is a type of accommodation where individuals or groups rent a single room and share communal facilities, such as kitchens and living areas.

It is often used by students or individuals seeking affordable housing options.

The double storey rooming house was proposed to include eight bedrooms with balconies or courtyards and adjoining ensuites, as well as a common kitchen area and five carparking spaces.

The 405 sqm site is across the road from Geelong High School and near the Geelong Botanic Gardens.

According to council, no planning permit was required for the development under the general residential zone or for the land to be used as a rooming house, however the heritage overlay of the site triggered a planning permit and assessment.

Council’s planning committee chair Jim Mason said the application was assessed against the heritage overlay, relevant planning policy and municipal planning strategy.

“We found that a double story rooming house would adversely affect the significance of the heritage area,” Mr Mason said.

“This proposed development would not positively contribute to the early twentieth century residential heritage area, nor would it appropriately manage the impact of urban change on the existing neighbourhood.”
