Adelaide’s hotel boom is set to continue well into 2024 with these luxury SA stays already under construction

From the city to the bay there is a string of highly anticipated hotel openings set for 2024 and beyond. See where you can stay in 5-star style.

Adelaide’s luxurious – and lucrative – hotel boom will continue with a string of highly anticipated openings set for 2024.

It’s the biggest indicator yet that we’ve well and truly bounced back from the pandemic pause on tourism and hospitality.

In fact, since 2020, the state has welcomed 10 new major hotels, including Eos by SkyCity, Sofitel, Oval Hotel, Crowne Plaza, Hotel Indigo Adelaide Markets and Majestic M Suites.

There’s also been Tom’s Court, Vibe Hotel Adelaide, TRYP Hotel by Wyndham and Mantra Tonsley Adelaide.

And some of the city’s favourite stays, including the renowned Playford Hotel, have been transformed with major multimillion-dollar renovations.

The room stock has soared past 10,000 rooms yet occupancy rates are breaking records as events from Gather Round and LIV Golf to Mad March festivals have visitors flocking to the city.

And there’s no signs of Adelaide’s rise to the tourism top slowing down, with the arrival of these new hotels in the next year.

Here are the hottest hotels you must book in 2024.

ADELAIDE MARRIOTT HOTEL, CBD

The 5-star Adelaide Marriott Hotel is now rising above Adelaide’s historic General Post Office building.

The 15-storey property will have 285 large guest rooms including a Presidential Suite, a Club Lounge, signature restaurants and bars, swimming pool and fitness centre, plus function and conference rooms.

The development of the GPO hotel is a major vote of confidence in the South Australian tourism industry and will provide a significant boost to the state’s economy.

The luxury hotel is said to have hired more than 600 people during construction and will create a further 250 ongoing jobs after opening.

Construction of the $200m Marriott Hotel is on track for completion in mid-2024.

It will be the first hotel operated in South Australia by the world’s largest hotel company, Marriott International, which has Marriott-branded hotels in Brisbane, Melbourne and Sydney.

JETTY RD DEVELOPMENT, GLENELG

Found on the corner of Colley Terrace and Jetty Road in Glenelg, a $50m development by the Taplin Group is already well underway

Yet to be named, the 5-star hotel is set to open at the end of 2024, with Taplin director Tom Taplin saying the plush property will become “the benchmark for the Western suburbs”.

Mr Taplin shared that each of the 65 rooms will feature private balconies, offering either sweeping views of the ocean or Adelaide Hills.

The seven-storey hotel will also feature parking, retail spaces, a restaurant and swanky rooftop bar to soak up the atmosphere of Moseley Square.

He added, “Undoubtably in a league of its own from a design, service, and location perspective – we cannot wait to welcome a variety of guests from the corporate traveller to the international tourist. It will be an addition to the iconic Jetty Road.

“Our rooms were redesigned throughout the build process and have been taken to the next level in terms of style and finishes. Guests can expect to see beautiful open plan bathrooms with custom made and styled furniture.

“Location wise, it doesn’t get any better. Situated 10 minutes from the airport and 15 minutes from the city, we are creating flexibility for those who visit Adelaide for business outside the CBD, tourists looking to explore the outskirts, or those looking to layover.

“We are focused on a stay, shop, eat local theme and think this adds a lot to character to the hotel.”

PANORAMA HOTEL, GOODWOOD

Hurley Hotel Group is building a $35m hotel on part of the former TAFE site in Panorama.

In the first stage of the project on Goodwood Rd the group has opened their Tonsorama pop-up pub, Hurley Cellars Panorama Cellars and Goldrush Gaming.

A five-storey hotel will be built in the second stage, offering 77 rooms over three levels, including 26 serviced apartments, and a rooftop bar with function spaces on the fifth level.

The ground floor will include a casual cafe and bar and restaurant, gaming room and sports bar.

Construction of Panorama Hotel will commence early 2024 with expected completion in Spring of 2025.

Hurley Hotel Group Publican, Anna Hurley, said the project is expected to attract a wide range of visitors to the area.

“We are aware of the acute need for accommodation in this area and the importance of catering to visitors to key educational, healthcare and sporting facilities in this vibrant part of Adelaide,” she said.

“We are thrilled to continue the rich hospitality industry history of the Tonsley Hotel and are happy to have secured a site in such proximity to the existing hotel.”

Nearby drawcards include Flinders University, Flinders Medical Centre, the Repat Health Precinct, Tonsley Innovation District and South Australian Aquatic and Leisure Centre.

The development will replace the group’s nearby venue, the now-closed Tonsley Hotel, acquired by the state government as part of the North-South Corridor project.

VERIU ADELAIDE, CBD

Mid-2024

Veriu Hotels & Suites’ first venture into South Australia is set to open in mid-2024 at 80 King William St, a prime CBD location a stroll from Rundle Mall.

In partnership with Pelligra Group, the project involves transforming more than 5000 sqm of office space into a modern 111 room hotel with a mix of self-catering studio apartments and one-bedroom suites, meeting facilities, a gym, and more.

Veriu Group chief executive Zed Sanjana said the decision to readapt existing under-utilised office space hit hard by the pandemic for apartment hotel accommodation rather than undertaking a totally new build is a logical one.

“We see this as a great opportunity to take advantage of a prime site location in a new market for us – Adelaide – where we’ve identified growing demand for quality CBD accommodation,” he said.

“We are delighted to be partnering with the Pelligra Group on the first of hopefully a number of future opportunities together.”

LITTLE NATIONAL HOTEL ADELAIDE, CBD

Early 2025

Doma Group is bringing its boutique hotel brand Little National to Adelaide, with construction of a 23-storey hotel at 100 North Terrace.

The property will feature 140 standard rooms, 26 larger rooms and 48 one- and two-bedroom suites across 18 levels, as well as gym and a two-storey private lounge and public bar, both with 360-degree views of the Adelaide Hills, ocean and riverfront parkland.

The rooftop bar and outdoor terrace on Level 23 be open to the public.

The Doma Group already have properties in Sydney and Canberra, with the hotel’s chic interiors having landed as a favourite with the Instagram influencer set.

Construction of Little National Hotel Adelaide is expected to be completed in mid-2024 with the opening expected in 2025.
