Plan for 58 lot subdivision in Mornington lodged with council

A pocket of land in Mornington’s “sweet spot” has been flagged for subdivision.
Mornington Peninsula Shire has received an application to subdivide 2 Woodbyne Crescent into 58 lots.
The 1.07ha of flat land, which is near Mornington Racecourse, sold in October, 2020 for $2.8 million.
Stockdale and Leggo handled the sale and during the campaign agent Robert Spano described the property a rare opportunity for developers “with a longer term eye on future subdivisions”.
“This is a sweet spot minutes to junior and senior schools, handi-marts, chemists, gyms, cafes, takeaway shops with well-developed walking tracks and public transport on your doorstep,” he said.
The property currently has four dwellings on it and is zoned for low density residential.
The council’s Housing and Settlement Strategy: Refresh 2020-2036 identified Woodbyne Crescent as an area to be investigated for housing growth.
The strategy found Mornington could cater for 285 extra houses in its low density residential zone.
The application to subdivide was lodged with the council on February 14 and is yet to be considered.
