A popular hills tavern is on the market in time for the spring tourist surge.

The owners of the Watering Hole Tavern in Monbulk gave the place a new lease on life when they restored and renovated the run-down venue about four years ago.

Now it’s one of the most popular spots for locals and visitors to grab a pint, pizza and have a catch-up with friends.

The prospective buyer is able to take over the freehold and business for $1.5m including all fixtures and fittings, and the pool table can be signed over with a handshake.

An outdoor seating area on the front veranda welcomes people to this charming tavern and is the perfect spot to sit during the hotter months.

The front door opens up to a large dining area on the right an a log fire on the left, the bar is located at the back of the room which facilitates a large range of tap beers.

A commercial kitchen is off the bar with plenty of storage and a laundry to cater for the steady business as well as a built-in woodfire pizza oven which is a proven hit among punters.

Walking through the door at the back takes you to the beer garden, offering more outdoor seating.

Lloyd Nunn from Real Commercial said this investment offers the buyer a chance to be their own boss and is a cheaper alternative to its city counterparts.

“The advantage of buying this Monbulk pub is the overhead costs are considerably cheaper compared to a place closer to the city,” he said.

“The customers and staff are already there — you basically just hand over the cash and we’ll give you the keys.”

The tavern has a restaurant and cafe licence until 1am seven days a week and a 200-person capacity limit.
