One of the biggest development opportunities in Croydon in recent times is up for grabs, with a huge land parcel formerly home to popular wedding venue on the market.
Agents CBRE are selling the massive 8335sq m block at 381-395 Mount Dandenong Rd, facing Emerson Lane, which has a permit approved by Maroondah Council for 24 townhouses.
The site was the former home of Bramleigh Receptions which is now based in Warrandyte.
CBRE’s David Minty, who is managing the sale with fellow agents Nathan Mufale and Jing Jun Heng, said the size of the block and its attached permit had proven attractive for a variety of different groups.
Mr Minty said the agents had received more than 50 inquiries from local builders, interstate and international developers to “snap up something which is quite a rare offering in the marketplace”.
“Townhouse project sites which come to the market are usually sub-10 (dwellings), so to have something of that size and scale is certainly getting attention,” he said.
“The big drawcard for this is there is no basement and it's a very simple and efficient design … the feedback from the market is they feel very comfortable with that end product over developing a 24-apartment project.
“In times of when we’ve got a rental market crisis, given the contraction in housing supply, its these types of sites that provide an opportunity to soften that.”
Mr Minty did not give an estimated price range for the sale of the block, but said comparable sales data indicated a townhouse cost of $350,000-$400,000 to build.
Despite the approved townhouse plans, Mr Minty said interest had also come from aged care and retirement living groups who were “really drawn to the size of the land and its positioning”.
“Its hard for them to secure such large land holdings in areas of interest, to have something ready-made and (land) cleared is another tick to their interests,” he said.
