Yarra Valley’s Gateway Estate is up for sale, including its permit for 150 caravans, cabins and camping spots in Coldstream.

Dubbed the “Coldstream caravan park”, 669-671 Maroondah Highway the sale includes the site’s produce shop, cafe and strawberry picking farm.

With an estimated price of between $8 and 9 million, the 28ha site comes with a permit for a caravan park and camping ground, a winery and cellar door, a huge 5000sq m greenhouse, u-pick strawberries and farm shop.

Gateway Estate offers a mix of horticulture and food production, cattle grazing, a lifestyle opportunity and a retail business incorporating a wholesale produce store and cafe all in one.

The old Lilydale and Yarra Glen rail line abuts the back of the property, which is being converted to a walking and cycling trail.

Site and farm owner Rod Spurling and his family lived in the town for more than 30 years.

Mr Spurling said the produce shop and cafe would be great for future visitors of the potential caravan park.

Mr Spurling previously told Lilydale & Yarra Valley Leader the park would add more than $1.2 million to the town’s economy each year.

Coldstream’s Val Nichols, of Val Nichols Real Estate, said there had been considerable interest in the site already.

“I think whoever buys it will go that next step,” Mr Nichols said.

“People are trying to get their head around what they’d like to do with the property.”

This will be the third time Mr Nichols sells this property after selling it to Mr Spurling more than three decades ago.

He said the permit was of benefit to the next owner and one of the things that has attracted so much interest.

“It’s a great asset to the town,” he said.
