Buronga Shopping Village: A prime investment opportunity on the Sturt Highway

Just over the Victorian border, a high-traffic shopping strip has hit the market in a booming sector of Sunraysia, a real estate expert says.
The Buronga Shopping Village, in a prime location on the Sturt Highway with around 10,000 cars passing by each day, according to Wentworth Council, is up for sale
“Buronga, and Gol Gol, because you tend to link the two together, are booming,” sales manager at Professionals Mildura Jason Lawler told the Herald Sun.
With nearly 400 blocks up for sale already and more subdivisions coming in the near future, the blossoming region looks set to be ripe for the picking for potential investors.
“There’s a lot more development to happen (in Buronga and Gol Gol); there’s room to expand. It’s exciting,” Mr Lawler said.
The Buronga Shopping Village is made up of eight shopfronts, featuring a variety of businesses from a hairdresser/beautician to takeaway shops and a post office. The post office is the crown jewel of the shopping complex and looms as the main draw for potential investors.
“There are two shops inside the post office, and they’ve still got roughly a three-year lease and two five-year leases after that. That’s the main pulling power of the complex itself,” Mr Lawler said.
“All the shop fronts are tenanted. A mixture of short-term and long-term leases, but the post office has been there for a long time.”
