German Club Tivoli Prahran plans $48 million, seven-storey redevelopment with hotel

A 160-year-old German club in Melbourne’s inner east wants to take their offerings sky high — and nearby residents aren’t happy.

A 160-year-old German club wants to slash its parking and put a hotel and apartments on top of its inner city base.

But the plans have infuriated nearby neighbours who fear the multimillion-dollar development would lead to traffic chaos and clog surrounding streets.

The German Club Tivoli, formed in 1860, has lodged plans for a $48.3 million, seven-storey overhaul of its Prahran home at 291-295 Dandenong Rd.

The club bought the two-storey venue in 1989 and operates its restaurant and clubrooms at the site, which is on the corner of Closeburn Ave and near the St Kilda cemetery.

Under its plans, the club wants to add five-storeys for 41 hotel rooms, 34 apartments and five townhouses and create a three-level underground carpark.

The plans only have room for 119 parking spots for club staff and visitors — 151 less than required under Stonnington Council’s statutory requirements.

The seven-storey building would be three-storeys higher than council’s preferred height limit, and have a license for up to 900 visitors.

Twenty people have already objected to the plans which are out for public consultation.

Neighbour Ben Maros, who lives in Chomley St, said club visitors would be able to look into his apartment if the redevelopment got the green light.

Mr Maros said he and other neighbours in the street feared club visitors would take up all the parking in the street and leave none for residents.

“They are going for a license for 900 people and a bar open to 4am on weekends,” he said.

“There’s nothing in the neighbourhood that supports it, and it’s something more suited to Chapel St or Commercial Rd.
“Residents have families here and they don’t want to attract anything in the area that doesn’t need to be here.”
