Chapel St: Goldfields’ South Yarra office tower to open in November

Workers will be able to order coffees and control the lifts through their smartphones at a futuristic office tower on the edge of the CBD.

Workers will start moving in to South Yarra’s tallest office hub before Christmas as construction of the massive complex nears completion.

But major anchor tenants are yet to be secured for Goldfields’ $300m 24-storey tower at 627 Chapel St ahead of its expected opening in November.

The final concrete slabs have been laid at the top of the tower and office fit-outs are set to begin in the coming months.

The tower, located on an island block next to the Como Centre and Capital Grand, is designed to be an alternative for “future-focused businesses” ranging from start-ups to creative multinational corporations.

According to Goldfields, about 40 per cent of the available office space has been snapped up with another 22 per cent under offer.

The developer has received interest from corporate businesses wanting to leave the CBD and “larger businesses” from the easer suburbs including Mulgrave and Clayton.

Agencies Colliers International and JLL are leasing office space in the tower, which will also boast food outlets and cafes on the bottom two levels.

Colliers International national director of office leasing Travis Myerscough was confident the tower would be fully leased by November, and said site tours were occurring almost daily as prospective tenants were able to “feel and touch it”.

“We’re getting a fair bit of traction … the bulk of interest is from businesses in South Yarra and on St Kilda Rd, looking for newer facilities,” he said.

“There wouldn’t be two of the same businesses in there, they’re all very different … fitting people in is a bit of a jigsaw puzzle.”

Mr Myerscough said workers would gain access to the building through a dedicated app on their smartphones.

He said the app would allow workers to order coffees from restaurants, order lifts and book out meeting spaces and loading zones.

Managing director Marco Gattino said the tower would be an attractive alternative for fringe workers looking to be based closer to home post Covid-19.

“We are seeing high levels of leasing activity and interest from a wide range of dynamic and exciting businesses eager to offer their workforce a workplace that works for them.”
