$450k between Shepparton’s most expensive and cheapest streets

Property data has uncovered a $450k plus disparity in home values between Shepparton’s cheapest and most expensive streets.

A five-minute drive along the Goulburn River separates Shepparton’s most affordable street from its most costly, revealing a price gap of more than $450,000, according to new data.

Recent data from Ray White property sales over the past three years highlights Kittles Rd as Shepparton’s most expensive, with a median home value of $777,500.

Shepparton Real Estate sales executive Dion Grant said despite the street’s increased sales over the last 12 months, the data still came as a surprise.

“It’s a pretty standard street. There’s nothing overly special about it, to be honest,” Mr Grant said.

At the opposite end of the spectrum is Newton St, valued at just $290,000.

Former public housing areas such as Newton St are seeing renewed interest from buyers, Mr Grant said.

“So a lot of the houses are quite old through (Newton St) … It’s really close to the hospital. I’ve seen some good growth, and they do sell if priced correctly,” he said.

Other affordable streets include Bradford Rd and Cameron Ave, both with median values of $295,000.

Your Sold real estate agent Helen Tracy said Rudd Rd, valued at $652,500, appeals to a diverse range of homebuyers.

“It has appeal because of the Shepparton golf course and the Boulevard, which is a nice area,” she said.

“So generally it’s families that are buying because the homes are larger, but there are also couples and people who like to play golf.”

In contrast, Hicken Cr ($314,500) and Grutzner Ave ($315,000), both former public housing areas, remain more affordable.

“Investors buy a lot of these because the rental return is great. You’ve got families and young couples living there because it’s more affordable than places like Knight St,” she said.

Ms Tracy said houses on Knight St, valued at $675,000, were more expensive because the area was generally more up-market.

Just 15 minutes from the CBD, brick homes in Oxbow Ave were valued at more than $660,000.
