It was a place of fizzy memories and long nights of thumping dance music but now The Corner building on Howard Place is up for grabs.

The home of former Bendigo nightclub The Icon is on the real estate market with a price guide of circa $3m.

The nightclub was a night life beacon for 17 years, and is part of a two-level freehold, overlooking the conservatory gardens and Rosalind Park.

The owner has placed it on the market as part of a two building offering, with the whole property located at 4-10 Howard Place.

The pair of buildings are more than 100 years old.

The former nightclub property still has a strong hospitality presence, with the ground floor leased to FOS Kitchen & Bar, a popular restaurant.

The upper level, home to the former nightclub, is completely vacant.

CVA Property Consultants, Melbourne agent John Knockles said there had been a lot of interest in the property from the domestic market.

“There is a lot of scope for somebody who wants to come in and do some refurbishments upstairs and perhaps rent it out as office space overlooking the conservatory gardens,” he said.

“Or it could become a new restaurant or bar. We have also had a lot of interest from a lot of hospitality groups so far, as well as commercial buyers. It’s extremely hard to find an asset like this.”

The buildings have a heritage facade and are spread across a land parcel that totals nearly 545 sqm.

Mr Knockles said there was plenty of opportunity for development and it was well positioned for upgrades, and located in a commercial zone-1 area.
