A notable bakery in Ballarat Central could soon have a new landlord as an 1850s Grenville St property is offered up for sale.

A 19th century Ballarat Central building occupied by a notable regional bakery has hit the market for nearly $2.7m.
The 1850s Grenville St South property tenanted by Beechworth Bakery has been advertised for sale with an asking price of $2.695m.
The former Ballarat Water Board building is about 482sq m on 700sq m of land with 17 parking spots.
An online listing said Beechworth Bakery, which has been present in Ballarat at the same site since 2006, provides net rental of a little over $166,000 a year — roughly 6 per cent of the asking price for the building.
The business recently signed on for another five-year term at the address.
“An outstanding ground floor retail opportunity situated in the heart of Ballarat, known as Victoria’s third largest city and home to substantial tourism and hospitality,” the listing said.
“ … The former Water Board building has undergone a significant transformation as part of the initial opening,” listings said.
“This includes renovations, painting, seating upgrades, installation of new counters and shop fittings, kitchen enhancements, as well as the addition of internal and external signage.”
Beechworth Bakery itself is not part of the sale.
