$5m Ballarat mansion hits the market

A luxurious and spacious lakeside mansion is expected to draw one of the biggest prices the Ballarat property market has ever seen.

There has been good interest in the 309 Wendouree Pde property in Lake Wendouree since hitting the market over the weekend for buyers looking for a high-end house.

It comes months after nearby residence 454 Wendouree Pde broke Ballarat’s property record when it sold for over $8m in a secret sale.

The two houses share a similarity with architect Paul Clout masterminding their design. Based out of Noosa, Mr Clout has won awards for his designs in the past, including the Australian Home of the year twice.

Jellis Craig Ballarat’s Tim Valpied said Mr Clout’s designs had proved a winner with the buying public.

“He designed both of those houses, the owners weren’t connected but they were obviously looking for something at a really high end,” he said.

“This guy specialises in that space … in terms of the actual property itself it’s his signature, that luxury resort style.”

The mansion at 309 Wendouree Pde features a four spacious bedrooms, 18m solar heated ball, walk-in pantry with a wine cellar and a huge four car garage on 1,124 m².

The property is priced at more than $5m with the value at $5.700 – $5.950m but that won’t touch the property record of Ballarat.

A short five minute drive from the for sale mansion takes you to 454 Wendouree Pde with it’s similarity lavish designs and fittings. The property is thought to have sold for $8.5m which comfortably beat the previous property record.

So why in the regional centre of Ballarat are high-end, palatial mansions getting buyers to bring out the cheque books?

The change of the past three years with Covid and the growth of Ballarat holds the key.

“A lot of the buyers aren’t necessarily just swooping in and buying a property, often it is people that are employed in Ballarat or have ties to Ballarat,” Mr Valpied said.

“There’s two big hospitals in Ballarat and they’re expanding so there’s a lot of specialists coming to Ballarat.

“There is also the Covid situation which has changed the in way in which people live and that has had a very positive impact on Ballarat.”
