Sunshine Coast beachfront neighbouring Queensland’s top home on the market

A sprawling home with 60m of absolute beachfront access in one of the Sunshine Coast’s most prestigious pockets is set to attract sea changers from Sydney and Melbourne.

A beachfront home positioned on one of the Sunshine Coast’s most prestigious parcels of coastline has hit the market for the first time in 36 years and is expected to make a splash.

The five-bedroom beach house at 33 Ross Cres at Sunshine Beach is the place for the perfect getaway or family home.

Designed by architect Geoffrey Pie, the five-bedroom home positioned at the top of the block takes in views of the crashing waves and is surrounded by established gardens of palm trees.

Privacy and proximity to some of the area’s best beaches and lifestyle precincts are the biggest selling points, says veteran Sunshine Coast agent Tom Offermann, who is handling the sale.

He believes a sea changer from Brisbane, Sydney or Melbourne will be the likely buyer.

“I’ve had the pleasure to see inside almost every house along the beachfront in Sunshine Beach over the past 37 years,” Mr Offermann, principal of Tom Offermann Real Estate.

“33 Ross Crescent is one of my absolute favourites because of its immense size, wide frontage, which is four times the normal, and such privacy that few people even know that it exists.

“It is home to many of Queensland’s highest calibre properties, and living on this coastline, especially on the front row of the beach, is a privilege which has become increasingly exclusive to only the most affluent.”

The Sunshine Coast was the biggest beneficiary of the pandemic housing boom, with local and interstate sea changers helping to boost prices by more than 40 per cent, according to PropTrack. Since prices peaked, the market has only receded by 4.2 per cent.

Less than 1km up the sands, the home at 17 Webb Rd, Sunshine Beach, took the crown for Queensland’s most expensive property deal in 2021, when it sold off-market for an eye-watering $34m. The modern coastal-inspired home on a 2015sqm battle-axe block sold for nearly double what its neighbours did in 2018.

While the direct beach frontage is slightly smaller at Ross Cres, it still boasts a sizeable 62m of direct access to the Coast’s golden sands, with a much larger land lot of 3520sqm.

The home will be auctioned on August 5, with no price guide available, in line with local laws. Recent sales of land and homes nearby suggest the sale will crack eight figures, with comparable sales surpassing $20m.

Mr Offermann said the land and location remains highly sought-after.

“The almost flat, tree-covered path on to the beach is as good as it gets, and the only sounds heard are the birdlife and surf,” he said.

“Sunshine Beach offers an authentic unspoilt natural beachfront experience just five minutes, or so, from Hasting St and Noosa’s natural resources, golf courses, restaurants, shops, services and amenities.”

A palatial mansion estate on the Gold Coast – Bellagio La Villa – almost assumed the title of the state’s most expensive home in February, but the $42m sale fell through.

But that has not stopped other records being set this year in the Sunshine state, with a new top price set in Brisbane of $20.5m back in May.
