Architect Alice Martin lists Burradoo passive house with $2.95m price guide

Architect Alice Martin has listed her Burradoo passive house for an early December auction in the NSW Southern Highlands, a region predicted to be a magnet for baby boomers.

As Sydneysiders weigh up descending on the NSW Southern Highlands for the summer holidays, architect Alice Martin has listed the contemporary Burradoo home she designed for an early December auction.

Ms Martin, the creative director of STUDIOAM, has listed the four-bedroom and two-bathroom house on a 2054sqm plot fronting 48c Burradoo Rd, with a price guide of $2.95m through Bradley Cocks of the DiJones agency for a December 7 auction.

Set back from the road near the heart of the Bowral township, the solar passive-designed two-level property named Evergreen House features triple-glazed windows, mechanical ventilation, and 20,000L rainwater storage in two concrete tanks. The flooring ranges between polished concrete floors in the living areas and undyed New Zealand wool carpets in the bedrooms.

Built in 2019 the property, which has a north west aspect, is connected to town water, gas, sewerage, and 3-phase power.

Comparable Southern Highlands sales include the four-bathroom 72 Burradoo Rd, on 2900sqm, which sold for $3.8m in July. The five-bathroom 114 Burradoo Rd on 2005sqm sold for $3.4m in March, while nearby 33 Osborne Rd, with two bedrooms and two bathrooms on a similar sized plot, sold for $3.65m a year ago.

Marketing agent Bradley Cocks, husband of international designer Collette Dinnigan, says the NSW Southern Highlands real estate market is patchy, even though he has sold three properties in the past three weeks.

“We have had historical highs especially in the Highlands which were bolstered basically due to free money when interest rates were low. We are seeing a readjustment of the market,” he said, adding that some people are losing money if they bought at the peak of the market, particularly during Covid when Sydneysiders fled the CBD.

“It’s not that your house is worth less, it’s that people’s borrowing capacity is greatly diminished and banks are brutal, we are seeing violent market cycles.”

Another celebrity real estate agent, John McGrath, believes regional areas such as the Southern Highlands could be a magnet for baby boomers.

“By 2025 every boomer will have access to their super, prompting many to make new choices,” said Mr McGrath, founder and chief executive of McGrath Estate Agents.

“Anything within two hours of metros or large centres would be attractive to empty nesters or downsizers because they can still be within reach of families and friends,” said Mr McGrath, who has just released the McGrath 2025 report.

According to him the typical city downsizer will be able to pocket equity when moving from the city to a regional area.

“Compared to their surrounding regional areas, median home values in Sydney in June, 2024 were 48 per cent higher, while in Melbourne the difference was 37 per cent and Brisbane 32 per cent.

“This downsizer interest in small regional towns is having a flow-on benefit to dwelling values in these (regional) towns,” he said.
