HOUSE price records have been smashed in more than a third of Gold Coast suburbs so far this year, proving top-shelf property across the region is still sizzling from the biggest boom on record during the pandemic.

While markets across the nation have hit pause on growth, the bar has been raised in 27 local suburbs where new highest sale prices were set for a residential home in 2022.

And it’s not just the usual multimillion dollar beachside enclaves that are hot, with records smashed across the Coast, as far north as Jacobs Well and south to Elanora.

The Gold Coast Bulletin’s special report reveals the most expensive home sale in each of the city’s 75 suburbs.

Most were set since 2020, as investors sold up and record numbers of new arrivals to the region bought in, pushing up prices.

The top ten record-breaking home sales total a huge $174m, with an imposing waterfront estate on The Promenade, Surfers Paradise claiming top spot.

It changed hands for $26.88m in October 2021 in an offmarket deal negotiated by Amir Prestige Group.

Kool Kids early learning chain founder Bruce Coulson and his wife Carolyne were the owners of this waterfront property before it sold to Yao Zhang. An older single-level house was cleared to make way for the imposing Jared Poole-designed property which occupies three blocks totalling 2961sq m and has some of the best main river and skyline views in the city. The deal was done off-market.

Tidemark is one of the biggest and most well known properties along the beachfront in Mermaid Beach. During the height of the last the property boom, the home’s then owner Scott Perrin reportedly knocked back an unconditional offer of $52m for the palatial residence. Nine years later he sold it for a mere $25m to billionaire Manny Stul, the founder of Melbourne-based toy manufacturer Moose Enterprises. While it the highest official sale of a property in Mermaid Beach, a deal was reportedly done in 2008 between BreakFree founder Tony Smith and failed internet whiz Daniel Tzvetkoff for Smith’s uncompleted mansion on Hedges Ave for $27m.

The tri-level home at 5 McMillan Court, which fronts the Nerang River, is considered one of the Gold Coast’s top trophy homes. Mystery surrounds the identity of its owner, which remains unknown after they were granted a rare identity suppression by the Queensland Government. Alston was once owned and built by bankrupt developer Graham Spottiswood and his wife Suzanne, who bought the block of land for $2.35m in 1998. It is located in one of the Gold Coast’s most elite residential precincts, close to the TSS and St Hilda’s schools. It this week went back on the market under an expressions of interest campaign, with offers expected to come in at $35m.

The multi-millionaire swooped in with a cash-unconditional offer to secure this iconic Sovereign islands property, which is thought to be one of the largest on the Gold Coast. The purchase gave Mr Palmer a string of nine consecutive blocks along the Sovereign Islands’ promontory, from No. 1-5 through to No. 13-17 and made him the owner of the largest residential landholding on the Gold Coast. The home was owned by German super yacht builder Klaus Lilischkies and his wife Leigh, who spent $13 million creating the mini resort that locals have dubbed the “titanium house” for the extensive German engineering.

Among the top overall sales of 2021, the price for this waterfront home was the highest ever paid in Sanctuary Cove. The opulent five-bedroom, 11-bathroom home with parking for 20 cars sold for $12m more than the previous best sale and went to Gold Coast business tycoon Tony Quinn. The home was previously owned by Terence Johnson and Nicola Dunne through company Johnson Property Holdings, which acquired the property in 2019 for $3.9m.

This riverside mansion sold to an interstate buyer for $1m more than the previous record, with the ultimate draw being the recreation area. Overlooking the champion-size tennis court, the entertaining precinct has a bar, kitchen, bathroom, wine cellar, pool table, sitting area, three TVs, a poker table, high bar, and features full disco lights. Its accolade may be short-lived however, as last month a property in Carrara’s Maryland Ave changed hands for $20m. When it settles it will have smashed the suburb record by $7m.

This beachfront property is made of two houses on an 826sq m site that runs between The Esplanade and the Gold Coast Highway. Named The Wheel House, it was bought by SEQ farmers the Machins and was marketed as a family compound. It was created by former owners Rex and Josie Neale, who built the beachfront home, which has six bedrooms and six basement car parks, in 2001. The home that backs on to the highway was completed in 2014 and has three bedrooms and a six-car basement with a turntable. The nearest sale to this was for a three-bedroom original beach shack bought by Finlay Smith in November 2021.

One of only a handful of home directly on the sand in Currumbin, this house in Darwalla Ave holds the suburb record. At the time a home on a block just up the avenue at No.8 called The Dunes was raking in the accolades as being the top sale in the suburb. However, records now reveal that the home at No.16 sold and settled a month before its newly built neighbour and so has always held rightful ownership of the title since it overtook 57 Woodgee St, which held the record since 2018. No. 16 was sold by Kathryn Conforti, who is a director of Neumann Constructions. The four-bedroom house was completed in 2018 and sits on a 1283sq m site, which the new owner Noel Holmes, has vowed not to develop.

One of only eight freestanding homes with direct beach access left along the suburbs beachfront strip, this house sailed well past the previous record sale price with the opening bid at its auction. Six registered bidders vied for the property, including four from Melbourne, yet it was a local buyer’s bid that brought the hammer down. Built more than 30 years ago, the home is a low-maintenance, full-concrete construction that has weathered time and the elements well. The price outstripped the suburb’s highest sale by $800,000.

Voted one of Queensland’s best beach houses, this coastal abode that graced the covers of glossy magazines. It was designed by renowned architect Chris Clout and built by Mactech Constructions, and was owned by local estate agent Madonna Delaney and husband Tim. After having it on and off the market several times since 2020, it finally found a buyer when it went to auction. The sale is yet to settle so his identity is unknown but he is an Australian expat living in London, who intends to use it as his holiday home.

Selling under the hammer, this mansion made its previous owner, company $2.1m over three years after they bought it in 2019 for $6.2m. The house, awarded Home of the Year 2007 by the Master Builders Association, is a boating enthusiast’s heaven with more than 67m of water frontage, a pontoon, jetty and boat ramp. It was built and designed by John Patterson from DBG after the former owners amalgamated two blocks they bought for $2m in 2000. It was on the market for 103 days before selling.

BROADBEACH

The highest price paid for a property in Broadbeach was for the penthouse in the suburb’s iconic Oracle building. The building developer through in the towel after a harsh GFC with receivers. Offshore buyer Yue Bai handed over $8m for the property after the developer went into receivership. In its heyday the penthouse was up for sale at $9.9m. The closest sale in Broadbeach to this was made this year and was for the penthouse in the neighbouring Ultra building. It sold for $7.4m through Kollosche.

This property was first listed in February 2020 but struggled to find a buyer after Covid hit passing in at auction for $6.8m. It finally found a buyer last year who paid $7m for the home, which covers an huge 8,888sq m block and was built by Gold Coast developer Graeme Ingles. In its heyday it won several MasterBuilder Awards, including Gold Coast Home of the Year, best Individual Home over $5 million and Australian Bathroom Project of the Year for its $200,000 turquoise bathroom. The four-storey house has a unique nightclub wing with a wet bar, karaoke stage, dance floor and state of the art sound system for hosting mega parties, as well as a purpose built 16-seat cinema. Known as Bellagio La Villa, Queensland-based Chinese billionaire Riyu Li is hoping the Year of the Tiger will deliver a buyer for his private Gold Coast estate, that has been on and off the market for the past two years with various asking prices. At one time it reached $50m if sold with neighbouring land, but more recently dropped back to $33m, with the other properties removed. The home, which has gold-gilt wrought iron gates, marble floors, 18th century cornices, crystal chandeliers, an imperial staircase and lavish furnishings is yet to find a buyer, despite being handled by several estate agents.

The only property of any type that has sold for more is an equestrian estate at 822 Gilston Rd, which was bought by Emma Weel, wife of V8 supercar driver Paul Weel, for $7m in 2020.

The previous highest sale was for a double block at 44-46 Quayside Dr.

The northern suburb is the last on the Gold Coast and Calypso Bay where this home is located is quickly becoming an exclusive waterfront location for its idyllic waterfront lifestyle, which is minutes to the Broadwater. It is popular among those wanting to be on the Coast but commuting to Brisbane for work. The suburb median is sitting at $900,000.
