Serenity 4212: Why developers are fast-tracking construction of Coombabah waterfront villas

A pair of developers are the latest to fast-track construction of a project in a move which most other builders avoid. FIND OUT WHY

A pair of developers are the latest to fast-track construction of a project before taking it to the market.

Work is beginning on the 16-house final stage of the Serenity 4212 project at Coombabah by developer Keylin and its joint venture partner Kinstone Group, which have appointed Resort Homes as the project's builder.

A sales campaign is expected to follow in late 2024 for the precinct, to be known as Lakeside. Keylin boss Louis Chenung said it was critical to give buyers confidence.

“We are committed to making the Lakeside experience truly special,” he said.

“The precinct’s gentle density and private waterfront location, surrounded by a protected conservation area, is unmatched on the northern Gold Coast.

“Seeing the progress on the villas from our construction partner Resort Homes, who built many homes in the Hope Island Resort and 4212 precinct, instils confidence in our purchasers, giving them peace of mind from the buying stage right up until move in.

“With construction advancing, we can also bring potential buyers on site to experience the exclusive water views and Lakeside offering much earlier in the buying process,” he said.

The approach taken by the joint partners is different from most developments, which normally have a sales campaign preceding construction.

Among the other developers to fast-track their projects to construction ahead of sales prolific builder Sherpa Group, which is launching its Helm project on Chevron Island.

Resort Homes director Cameron Starkey said the project was expected to be completed by Christmas 2025.

“With the current state of the construction industry, developers are partnering with builders that can deliver earlier in the project journey to ensure design, quality and certainty of delivery are achieved,” he said.

“We are already making great progress at Lakeside and with frames continuing to go up, external windows and cladding underway, and roofing commenced, we remain on track for completion in late 2025.”

It comes as the joint partners continue to work on its plans for a $1.5bn health precinct in Coomera.

Plans were lodged with the Gold Coast City Council in 2022 for Foxwell Coomera, a $700m, 400-bed, 60,000sq m state-of-the-art hospital, which will be built as part of the masterplan.

Further stages of the masterplan, which will transform the 47.7ha site on Foxwell Road next to Westfield Coomera.

Mr Cheung in 2023 said his company’s private project would interface with the state government’s own plans for a major public hospital in the rapidly growing suburb.
