THE developer behind controversial plans to build a beachfront high-rise is now planning a new tower next to a popular sports ground.

Polites Property Group has bought a prime 620sq m site on Surf Parade in central Broadbeach, with plans to build a 22-storey, $89m unit complex.

It will overlook Nikiforides Family Park.

Developer Marcus Polites said the project would be a boutique tower with 22 full-floor units.

“With an idyllic location opposite one of Broadbeach’s most iconic parks, this site offers a unique aspect in a coveted, central location,” he said.

“Our intention is to create a development that provides a boutique offering comprising 22 full floor residences including two sub penthouses and a penthouse boasting exceptional park, ocean, and coastline views.

“The residences will be accompanied by an array of premium, exclusive and private luxurious amenities and four levels of basement parking.”

A development application is expected to be submitted to the Gold Coast City Council for approval in early 2023.

It comes just days after the developer, run by twins Marcus and Alex Polites, along with its partner QNY Group, secured the green light for its controversial $100m La Mer tower at Main Beach.

The council had previously rejected the beachfront tower on the basis that it was inappropriate and did not comply with the City Plan.

It is the latest in a flood of new towers proposed for Broadbeach in the past year.

In July the Bulletin revealed more than 2000 units are in the pipeline for the suburb as a near $4bn development boom transforms it from a once-sleepy holiday destination into a residential mecca.

Cashed-up developers have been rapidly buying up land throughout the dining precinct with pushing ahead with plans for high-density towers despite a faltering economy and tough conditions for builders.

Many of the projects are aimed for the northern streets of the suburb.

Mr Polites said the project would help ease a unit shortage in the area.

“Broadbeach is peaking in popularity as the suburb redefines itself as the Gold Coast’s celebrated epicentre,” he said.

“As a result, a broad demographic of residents are seeking out the suburb to experience everything the iconic Gold Coast lifestyle has to offer, with easy access to premium lifestyle amenities in a stunning yet central beachside location.

“There is strong demand for large format, full floor apartments along the coastal strip and in Broadbeach, this is hard to come by.

“Alex and I are excited and look forward to bringing this signature project to life.”
