A site fronting one of the Gold Coast’s major arterial roads will be cleared and replaced with two low-rise residential unit complexes.
The 1120sq m L-shaped parcel on Labrador’s Brisbane Rd and Middle St is earmarked for two buildings of six and seven storeys respectively by Middle Street Properties.
The existing houses will be cleared to make way for the buildings, which will have 28 units and a total of 59 bedrooms.
A planning report lodged with Gold Coast City Council said it was expected to be the first of a range of new towers of similar height along the road.
“While similar approvals in terms of the number of storeys are not overly present within the immediate locality, the current assessment benchmarks of the Gold Coast City Plan make allowance for additional uplift in height,” it reads.
“Suffice to say, there will be a strong emergence of medium-rise development, such as the proposal, in this location in coming years … particularly as housing demand continues to rise and as there is strong focus from council, industry and the state to provide for this increased housing in well-connected areas through infill development.”
The larger tower will have 18 units while just 10 will be in the six-level building fronting Middle St.
The complex will have a mix of one to three-bedroom units.
It will go before council’s planning committee later this year.
