A prolific southern Gold Coast developer has unveiled plans for a new $140m tower in Rainbow Bay as the border suburb’s dramatic transformation ramps up.

A prolific southern Gold Coast developer has unveiled plans for a new $140m tower in Rainbow Bay.
Paul Gedoun’s S & S Projects has lodged plans for an unnamed 13-storey mid-rise building on a 1335sq m site on the corner of Boundary and Petrie streets, overlooking Duranbah Beach.
The project will be the developer’s fourth in the suburb following the recently completed $90m Flow Residences, the $140m Esprit and $48m Awake towers, the latter pair both under construction.
Mr Gedoun said the new tower would have just 33 units and its creation as the result of strong sales in his previous developments.
“Our confidence in the southern Gold Coast market has never been stronger, especially at Rainbow Bay which epitomises the sophisticated beach lifestyle overlooking the region’s world-famous surf breaks and close to the vibrant heart of Coolangatta,” he said.
“Our latest project in this highly sought-after precinct is inspired by the success of our previous developments and has been designed to meet the demand we continue to experience for luxury residences in this special part of the Coast.”
The unnamed tower will neighbour the Awaken project, which is being built on the former site of the D-Bar Cafe.
It has been designed by Cottee Parker Architects which also worked on S & S’s other projects.
It will feature eight two-bedroom units, 17 three-bedrom apartments and eight three-bedroom penthouses and sub-penthouses.
The top levels will have penthouses will have floorspaces of 504 and 569sq m respectively.
S & S has also commissioned sales firm Pezet Matheson to market the project.
Co-founder Jayde Pezet said the project would be put to the market by Christmas.
“We’ve had interested parties who were not able to get into Paul’s first three projects that are waiting for more quality new product to enter the market,” he said.
“S & S Projects has introduced a quality of product never seen before at Rainbow Bay and there is still very strong interest in luxury end user focused product in the area.
“On that basis we’re very keen to get this project to the market subject to council approval.”
The city’s most southern suburb is rapidly becoming development hotspot.
Last week Sunland Group managing director Sahba Abedian unveiled plans through his private company Arium Group to redevelop the Greenmount Beach Resort into a three-tower residential project.
