Cairns real estate: List of top sales as locals dominate luxury market in record year in 2021

In a year when new real estate price records were set across many Far North suburbs, local buyers competed successfully to snare luxury homes. SEE THE TOP SALES

BUYER activity from interstate was a feature of the Far North prestige market in 2021 – but local purchasers have more than held their own in the trophy home sector.

Two themes emerge at the upper end of the market – size counts with sprawling estates in demand, and properties with ocean and mountain views will command a premium price.

Belle Property Cairns principal Nicholas Slatyer said 47 per cent of Belle Property sales for 2021 were to local buyers.

Buyers from Victoria accounted for 24 per cent of sales, NSW 14 per cent and 16 per cent from elsewhere, he said.

“We have been lucky, the premium and lifestyle market is something we have specialised in for almost 10 years and thankfully this year, it is the market that has really hit its stride,” Mr Slatyer said.

“Sales of over $1m will triple in Cairns this year, the volume is incredible.

“Sales over $2m will be about four times higher, the volume of transactions in the upper end of the market has been very strong,” he said.

“I don’t think prices are overheated, if you are buying a 10-year-old house for $1m or $1.5m it is still generally below replacement value.

“We’ve had very good price growth, but from a very low base, so it is quite sustainable,” Mr Slatyer said.

Local buyers accounted for six of the top 10 Belle Property sales in 2021, including

an apartment at exclusive Munbilla Estate on Colonel Cummings Drive at Palm Cove which fetched $2,400,000.

Belle Property also sold a penthouse at Triton St, Trinity Beach, for $1,600,000.

In apartment market, a penthouse at Centrepoint Apartments in Abbott St fetched $2,160,000 along with another at the same address for $2,160,000.

An apartment at Marquis at 121-131 Grafton St made $2,100,000.

Harbour Lights at 1 Marlin Parade, Cairns City also dominated with five apartments breaking the million dollar mark and a top price of $1,550,000.

The top price in Port Douglas was $6,125,000 for 26 Island Point Road, followed by $6,050,000 for 2 Murphy St.

The top price at Mission Beach was $8,000,000 for 8 Explorers Drive, sold by Belle Property. It is understood the buyer is Melbourne-based Ash Hardwick, part owner of the Cotton On Group.

$3,500,000 8-10 Peacock St, Trinity Beach

One of only eight absolute beachfront properties at the southern end of Trinity Beach, this two level plantation style home with 4m cathedral ceilings has a self contained flat on the lower level. It was sold by Belle Property.

$2,950,000 115-117 Harbour Drive, Trinity Park

Lankester Bananas owners Michael and Lisa Lankester sold their banana, avocado and custard apple farm at Walkamin in May for $11.5m and bought this property with 26m of water frontage on the canal.

The palatial home on 1100sq m has a private 17m pontoon, five bedrooms, four bathrooms, a four-car garage and about 850sq m of living space.

It has a 20m saltwater swimming pool, a built-in aquarium and fish pond feature at the entrance.

It was sold by FNQ Hot Property agent Nathan Shingles.

$2,870,000 231 Esplanade, Cairns North

The unpretentious four-bedroom Queenslander was built in 1940 and while it has many of the typically engaging features of a Queenslander such as coloured glass windows, the property has obvious development potential.

It is on a 765sq m block with a development application for three boutique apartments valid until 2026.

It was sold by Udo Jattke of RE/MAX.

Set in an elevated position a stone’s throw from the beach, this property on two titles offered privacy in a rarely available premium dress circle address. It has a renovated, self-contained granny flat with its own entry.

$2,500,000 5 Carmelo Close, Whitfield

Built in 2010, this remarkable home on a 9,897sq m has city, mountain and ocean views and is nestled among the trees with complete privacy. It has modern lines with timber, steel and concrete throughout, soaring ceilings and timber floors, with a main house, a self-contained flat and a guests wing all linked under one roof.

It was sold by Michelle Champion of Champions In Real Estate.

$2,500,000 1 Ragamuffin Quay, Trinity Park

This property at Bluewater has an expansive 40m frontage at the end of a cul-de-sac. It has a 15m pontoon, a generous outdoor area and a lovely pool. It was sold by Belle Property.

$2,450,000 3 Brindabella Quay, Trinity Park

This state-of-the-art trophy home was sold by Nathan Shingles of FNQ Hot Property.

A block of land at 2 Brindabella Quay sold for $1,050,000 in October.

$2,450,000 20-24 Alexandra St, Clifton Beach

This sprawling 1.49ha property in the foothills of the McAlister Range has sweeping views and a nautilus shaped infinity magna pool and spa.

It was sold by Shira David Stern of Twomey Schriber Property Group.

The price set a record for Clifton Beach.

$2,160,000 17-19 Copeman Close, Redlynch

This home on 0.8ha backs on to a nature reserve and had not been on the market since 1990. Sold by Therese Plath of Ray White Cairns South, it was among a series of strong results for Redlynch.

$2,050,000 1/61-67 Arlington Esplanade, Clifton Beach

Celebrity chef and former MasterChef contestant Anthony Bantoft set a new price benchmark for Clifton Beach – one that would be eclipsed later in the year – with the purchase of this five bedroom home in Reeflections Estate.

It was sold by Craig Gillard of LJ Hooker Cairns Beaches.

Offered for the first time, this three-level, five bedroom property on a 3,765sq m block ensconced in rainforest-like garden with commanding views was sold by Grant Stone of Cairns Leading Real Estate.

Belle Property sold this home on 2,590sq m with outstanding Coral Sea views from an elevated position in August this year. The property has self-contained guest quarters.

$1,975,000 18-20 Zanzoo Close, Redlynch

Set on .42ha, this six-bedroom home has features such as granite bench tops in the kitchen and no fewer than seven car spaces. It has more than 800sq m under roof, including a separate, self-contained, two-bedroom guesthouse.

It was sold by Karl Latham and Daniel Roser of Twomey Schriber Property Group.
