Cairns real estate: Bentley Park housing estate quietly launched

Lots at the newest residential subdivision in Cairns have quietly entered the market in a soft launch ahead of a full release early next year.

TWO lots at a new residential subdivision in the southern corridor have been released in a soft launch ahead of a full release early next year.

Butterfly Chase at Bentley Park has a 601sq m lot on the market for $258,000 and a 450sq m lot for $199,000.

Agent James Fennell of Unique Property Sales said the lots were released to establish the brand at the boutique infill site.

“All lots are graded and level, there are no retaining walls, and no benching,” Mr Fennell said.

He said each block was certified for soil content, ensuring certainty in slab building costs.

“Most lots will have a rear Colorbond fence installed,” Mr Fennell said.

“Construction wraps up in a month.”

A boulevard design meant many of the lots faced nature reserves rather than other houses.

Blocks on Timberlea Drive start from $199,000 and cul-de-sac and larger lots will range from $210,000 to $250,000.

There are 36 lots in total.

Development in the southern corridor is surging forward.

Stages 13, 14 and 15 of Cherrybrook Estate at Bentley Park have been released with prices for lots ranging from 420sq m to 660sq m starting at $168,000.

The Pinecrest Estate in Mt Peter has a structure plan approval for 883 lots and the effective go-ahead to start work on stage 2 of its Rocky Creek precinct.

Rocky Creek Stage 1, encompassing 48 lots, sold quickly following release in July with just a handful of lots left.

The next stage will have 34 lots.

Buyers have rushed to snare a block of land at one of the biggest developments in the Far North in recent years, Sugarworld Edmonton.

It will have 210 lots in total, ranging in size from 2300sq m with most averaging 600sq m and a handful of 400sq m blocks.
