Broadbeach’s 34-storey Aperture tower moving forward, developers tout proximity to school

The developer behind an ultra-luxury Broadbeach tower is spruiking a family-friendly aspect of the project – despite apartment prices ranging from $2m-$7.7m.

A MELBOURNE-based developer behind a ultra-luxury Broadbeach tower is taking the unusual step of marketing his project’s proximity to a school – despite its units being aimed at downsizers.

The $73m, 34-storey Aperture will hit the market in coming weeks with units ranging from $2m to more than $7.7m.

But Little Projects are talking up the project’s location across the road from Broadbeach State School as a selling point, despite the apartments being targeted at the luxury market, not families.

Little Projects director Leighton Pyke said the school’s oceanfront location meant Aperture will be one of the rare Gold Coast high-rises which will not have its view impacted amid billions of dollars worth of tower development.

“The project is home to one particularly fortunate trump card – a breathtaking perspective that can never be built out courtesy of the opposing Broadbeach State School,” he said.

“The aperture of the view we’ve unlocked is just fantastic and so uncommon, it made the namesake an obvious choice as it really is the defining feature which we’ve built our residences upon.”

The building-out of existing towers’ views has become a growing issue in the past five years, with a new generation of towers being built on beachfront sites and eliminating the unencumbered million-dollar views older buildings boasted.

The issues has become an acute issue on the foreshores of Palm Beach and Main Beach, where residents have opposed projects because of their impact on their views.

Little Projects, headed by former Toll Holdings boss Paul Little, announced the Mary Ave project in August.

The tower will feature 29 full-floor and double-storey apartments.

It is Little Projects’ second Gold Coast project following the under construction Signature Broadbeach on nearby Philip Ave.

The 245-unit project, first proposed in 2017, sold out entirely and is due to be completed in 2022.
