Proposed eight-level apartment complex on Unley’s Greenhill Rd to incorporate 1906-built former factory

It was a bustling textiles factory in the days of old – and it could become the striking, red-brick base for a major Adelaide apartment block.

A former textile factory in Adelaide’s inner south, built almost 120 years ago, is set to become the foyer of an eight-storey apartment building under a developer’s proposal.

Minuzzo Project Management has proposed to build the 29.7m-tall apartment building and a pair of three-storey townhouses at 135 Greenhill Rd Unley.

Under plans made available for public feedback, the 1906-built former factory at the site would be demolished and rebuilt, retaining its brick exterior for the base of the apartment building.

The single-storey brick building, designated a local heritage place, is occupied by companies including Cook Building and Living Building Solutions after it was converted to offices in the 1980s.

Planning documents said the complex would house 32 apartments, including 16 three-bedroom, 14 two-bedroom and two one-bedroom.

The ground floor would have a ceiling height of 4m, retaining a “warehouse feel” and featuring a communal area with a studio, pool room and wine room for residents.

The documents said heritage advisers at Unley Council and Office for Design and Architecture SA had “expressed general satisfaction with the approach and extent of proposed demolition”.

A leak from an underground heating oil tank, impacting soil and groundwater beneath the site, previously triggered safety investigations.

A preliminary site investigation report said the oil tank was removed in 2003 and the investigations “indicated that hydrocarbon vapours were unlikely to pose adverse health effects to site users”.
