Property developer submits plans for tourist hub at Greg Norman’s designed Copperclub at The Dunes golf course

A new development could revive a Yorke Peninsula town and finally put its Greg Norman-designed golf course on the map.

A property developer has submitted an application to build a tourist hub on the Yorke Peninsula that could bring new life to a once-troubled Greg Norman designed golf course.

New South Wales based developer Kallin Property Pty Ltd has revealed its plans to build a new precinct – featuring accommodation and a tavern – on a vacant lot of land next to “Copperclub at The Dunes” golf course at Port Hughes.

The lot was put up for sale in 2020, with Peter Kallin swooping in to purchase the area that runs alongside St Andrews Dr.

While the nine-hole golf course already has about 200 members, it could get a new lease on life with the latest development.

‘The Dunes Resort’ would feature retail spaces, a cafe, conference rooms and 20 two-bedroom cabins.

The resort would also include a pool, spa facilities and other recreational areas.

‘The Dunes Tavern’ would act as the centrepiece of the development offering bar facilities, alfresco and indoor dining and a deck overlooking the picturesque coastal course.

Mr Kallin has been a developer for over 40 years and has been involved in major projects including the $80 million North Harbour development at Port Macquarie and the major housing development at River Park in Murray Bridge.

The site has been slated for a resort-style development for over a decade, however the project never got off the ground and fell into the hands of receivers in 2012 with debts of $13m.

While this latest development would excite those living in the Yorke Peninsula region, it is a far cry from the original $750m plan.

The Dunes development was set to feature 2000 homes and a resort style hotel abutting an 18-hole PGA standard golf course designed by the Great White Shark.

But when the developers went into receivership, the golf course was left incomplete and any resort-style complex appeared a pipe dream.

But that changed two years ago when the land hit the market again.

Speaking to The Advertiser at the time, Rural Bank chief operating officer William Rayner said it was the right time for someone to take The Dunes to “the next level”, and benefit from an expected increase in domestic tourism.

“Boasting a Greg Norman-designed nine-hole championship golf course, The Dunes is home to what is widely considered to be the best golf course on the peninsula,” he said.

“Australians want to get out and explore their own backyards, and given its location and facilities, The Dunes is a great option.”

Close to 170 subdivided allotments have been sold at The Dunes, with more than 100 homes built or under construction.

The project has averaged around 10 sales each year over the past nine years after being launched in 2007.
