Indoor pool, gym, cinema, golf simulator: Over-50s lifestyle village in Encounter Bay receives council approval

A $180m lifestyle village resort for over-50s boasting 315 homes has been given the go-ahead by a beachside council.

A mega $180m village resort in Encounter Bay boasting an indoor pool, cinema and golf simulator has received council approval, with residents hoping to move in by the end of next year.

The OceanView Lifestyle Resort, dedicated to over-50s, will feature 315 homes across 15.5 hectares along Waitpinga Rd – providing “state-of-the-art” amenities for its future tenants.

Developer Andy Ward said he couldn’t wait for construction to get underway on the “fantastic project”.

“It’s a beautiful village with amazing views over Encounter Bay,” Mr Ward said.

“We’ve got experience in what people are looking for in these villages – the swimming pool is always a very popular thing, as is the bowling green. Pickleball is of course a new one which is one of the fastest-growing sports in the world.

“We look forward to putting them all in and making the most of the incredible views the site has to offer.”

It comes after Country Allotments Pty. Ltd, owned by the Roches – one of the state’s wealthiest families – decided to part ways with its 33.32ha development site that adjoins the OceanView property.

OceanView will offer residents an abundance of recreational and social facilities including an indoor swimming pool, gym, cinema, ten-pin bowling lane, pickleball courts, lawn-bowls and a golf simulator.

Walking and cycling paths will also be constructed throughout the estate, as well as outdoor shelters and BBQ areas.

The development will use a land-lease model to allow residents to own their homes while leasing the land on which they are built. The model would reduce upfront costs, remove stamp duty and entry and exit fees.

Mr Ward said it was an increasingly popular method because it allowed retirees the comfort of not having to purchase the land outright.

“The land-lease model offers a more accessible pathway to homeownership for many older Australians,” Mr Ward said.

“It allows people to own their home in a high-quality development while enjoying the benefits of the lifestyle facilities without the high cost of purchasing the land itself.

“It’s a win-win for those looking to downsize and make the most of their retirement.”

Construction has been earmarked to begin early next year.
