The first images of a 35-storey student accommodation tower planned for Hindmarsh Square have been revealed.
Located at The Block site on Pulteney St, next to the Pullman Adelaide hotel, the building would feature 488 beds across 405 individual and shared accommodation apartments, with ground floor retail outlets and a student reception area integrated into Pulteney St and Hindmarsh Square.
The $100m project is being pitched by a consortium known as Pulteney Street Student Accommodation, led by student accommodation group Campus Estates, Adelaide architect Damien Ellis, lawyer Adrian Swale and construction company BESIX Watpac.
Campus Estates is headed up by Sydney-based Jon Whittle, who’s been involved in student accommodation projects across Melbourne, Sydney, Perth and the UK.
He previously partnered with the UK’s Global Student Accommodation group in 2016, when it re-entered the Australian market as part of a global expansion strategy, with its projects including the Yugo Adelaide City tower on North Tce.
Mr Whittle said the Pulteney St project had been designed to create a “vibrant living community” with a focus on providing amenities that supported “student wellbeing, community engagement and academic success”.
“We’re really excited to be bringing forward such significant investment for Adelaide’s flourishing education sector,” he said.
“Adelaide is home to world class universities, globally recognised as a leading study destination. Adelaide’s global recognition for education and lifestyle draws students from all over the world, creating the growing and diverse market for purpose built student accommodation.
“The proposed accommodation is superbly located which gives easy access to all the education institutions as well as all the other travel, retail, cultural and hospitality facilities Adelaide has to offer.
“The building will provide a generous mix of accommodation types focussed on individual self contained units and shared accommodation appealing to a wide cross section of students.”
The tower, which requires State Planning Commission approval, would also include a student lounge, whole floor study and media space, shared kitchen and dining facilities, gym, laundry and external terrace areas.
It would replace the current The Block building, which houses a number of retail and office tenants including record store Clarity, wine bar LOC Bottle Bar and cafe Carton Deli.
The project is one of several major student accommodation projects earmarked for Adelaide ahead of the university merger between the University of Adelaide and UniSA.
In February, 1835 Property lobbed plans for a $350m student accommodation tower near the historic Trinity Church on North Tce, proposing 1002 rooms – making it Adelaide’s largest student accommodation proposal.
