Golden Grove could soon welcome hundreds of new residents, with plans progressing to rezone more than 100 hectares of land for housing.
A major rezoning proposal could pave the way for around 850 new homes in Golden Grove, as investigations begin into a second stage of residential expansion in the area.
The Golden Grove Master Planned (Stage 2) Code Amendment, now under way, would rezone 48.2 hectares of rural land to allow for about 450 new allotments, alongside a portion for employment use.
It follows Stage 1 of the proposal, which has already undergone community consultation.
Planning Minister Nick Champion said the combined amendments could create “850 homes on more than 100 hectares of land”.
“Given the area is next to a sand quarry, it’s important that detailed noise and air quality investigations will be informing the rezoning proposal,” he said.
Mitigations proposed by the private landowner include landscaping mounds along Crouch Road, acoustic glass in future dwellings, and planning overlays to protect both residents and quarry operations.
“It’s a great community to live, work and play in … but it is almost at its capacity for growth,” said Member for King Rhiannon Pearce.
“I look forward to seeing how this development could assist the current housing crisis, while also building on the strength of the local community.”
Traffic and infrastructure assessments will follow before the Stage 2 proposal opens for public consultation.
